On the hills of Maremma, not far from Montalcino, rustic farmhouse with swimming pool and small vineyard for sale. The property is in good condition and is currently used tourist accommodation: there are 8 bedrooms and a small wellness center available for guests, as well as a large common room on the ground floor. DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES

The farmhouse (526 m² – 5,660 ft², 8 bedrooms and 9 bathrooms) was entirely renovated in 2004, preserving all the original features such as the chestnut wood beams and terracotta floors. For heating, Sonnenkraft solar panels were installed for the production of domestic hot water, assisted by an LPG tank (3,000 lt).

On the ground floor is a spacious common room that is used for the reception of guests and as a breakfast area, adorned by a characteristic central cloister. Next to the hall is the professional kitchen, a small private study, the old wine cellar and a small workshop. Annexed to the farmhouse is a small spa with a whirlpool bath and the possibility of installing a sauna. The estate covers an impressive surface of 1,993.3 hectares touching three municipalities of Tuscany (Radicondoli, Castelnuovo Val di Cecina and Montieri). Since 2007, the estate has also been active in wine production, an activity that has been outsourced to a third party over the last few years. Given the size and the quality of the vineyards (fully registered as Toscana IGT), production could touch 325,000 bottles of wine per year.

USE AND POTENTIAL USES

The estate is a unique investment opportunity for those looking for a property suitable for an accommodation business. The castle, in particular, would be perfect to start a luxury hotel and the restoration of the many country houses in the estate would open the way for an Albergo diffuso (dispersed hotel) which could exploit the agricultural business for guided tours, wine tasting or simple outdoor activities.

On the hills of Florence, not far from Fiesole and in a very panoramic position, boutique winery for sale. The property (almost 900 sqm) boasts two villas (one of which is currently under renovation) and a modern wine cellar for wine production.

The winery covers a total area of 16.1 hectares (39.8 acres), set north of Florence.

The vineyard (4.0 ha) consists almost entirely of Sangiovese vines and stretches along the ridge overlooking the valley at an altitude ranging from 250 to 350 m. The oldest vines date back to 2000 and are composed almost exclusively of Sangiovese, while the 2017 extension is composed of Sangiovese, Canaiolo and Colorino. The rest of the farm includes an olive grove (2.2 ha half of which is to be explanted for planting new vines), small portions of arable land (0.1 ha) and woods (9.3 ha).

In a panoramic position in the hills of Chianti Classico, not far from Greve in Chianti and Florence, 136.6 ha wine estate with Agriturismo for sale. The property (more than 2,300 sqm) consists of several buildings that include the wine cellar, six apartments and warehouses. 

Much of the estate is covered by woods (78.6 ha) and chestnut groves (7.2 ha). The currently unexploited portions (about 10.7 ha) could be used to increase wine and oil production.

DESCRIPTION OF THE BUILDINGS

The hamlet consists of several buildings, all close together and with easy access, divided into various areas used for living quarters, warehouses and wine production rooms. The small hamlet dates back to the 18th century, the manor house was built in the early 20th century. The buildings used for agritourism have been renovated in recent times and are in good condition, while the sheds and agricultural stores are in need of renovation.

The old manor house (572 m² – 6,155 ft², 4 bedrooms and 3 bathrooms) houses the old cellars on the ground floor, including the business offices, the deconsecrated chapel and two apartments on the first floor:

The building houses the basement barrique cellar, a restaurant with a professional kitchen, and five apartments (one of which is currently inhabited by the owner):

DESCRIPTION OF THE BUILDINGS, CONDITION AND FINISHES

The main building (276 m²) is on two staggered levels. On the ground floor we find the winecellar (146 m² – 1,570 ft²) with a spacious tasting room with kitchen and service bathroom attached, as well as the technical room. On the upper floor, on the other hand, there is a comfortable apartment (130 sqm – 1,399 sqft) consisting of a large living room, kitchen, three bedrooms and two bathrooms. The photovoltaic systems and generators are installed on the gutter that runs all around the building.

Outside the building, a large yard with a tensile structure is used as an outdoor tasting area for the summer, while the garden surrounding the structure (about 2,000 m²) has already received permission for the construction of a swimming pool.

On the ground floor are the grape processing room, a warehouse for storage and a bathroom for employees. On the upper floor, on the other hand, there is a tasting room for guests and administrative offices.

The cellar, in its current configuration, allows to produce about 65,000 bottles of wine per year (with the possibility of increasing to about 90,000).

If interested, an elegant manorial villa (1,400 sqm – 15,064 sqft) located just above the winery could be combined with the farm for a total price of 3,200,000 euros.

EXTERIORS AND PRODUCTION DETAILS

The property is surrounded by 117.1 hectares (289.4 acres) of land, mainly covered in woodlands (84.6 ha). The remaining hectares are split among chestnut grove (2.0 ha), arable and grazing land (14.1 ha), a nice 1,000-tree olive grove (4.9 ha) and a nice vineyard (11.5 ha).

The land also includes a small lake, perfect for fishing. Several paths crisscross the property and are ideal for trekking and hitch-hiking lovers.

What’s more, the area is classified as a hunting reserve, usable all year long and with the possibility of hunting in the neighboring properties.

The vineyard, in particular, is the heart of the property given the production of the prestigious Chianti DOCG. First implants date back to the biennium 1972-1973 with Sangiovese and Malvasia (6.3 ha). In 1994 Sangiovese got an expansion, together with new Trebbiano and Canaiolo implants (6.2 ha). USE AND POTENTIAL USES

The property, thanks to its ample size, is already being used as an accommodation business, with numerous beds available for the clients. The other backbones of the property are the winery with its 16.5 hectares of vineyard granting a high-quality production, among which we find IGT and DOCG wines (Chianti). Processed wine (ca. 500 hl a year) gets partially bottles (ca. 15,000 bottles) while the remaining quantity (ca. 390 hl) is sold as cask wine to other bottlers in the area. Right behind we must cite the production of nice Tuscan extra-virgin oil obtained thanks to the olive grove in the property (4 ha).

In the heart of the Maremma DOC region, a few kilometers from Scansano in the Tuscan Coast wine area, between the valleys of the Ombrone and the Albenga rivers, in one of the areas most devoted to the production of the Morellino di Scansano, this wine estate with cellar, farmhouse, and guesthouse is for sale.

The heart of the property is the winery (315 m² – 3,389 ft²), which includes all the production rooms, aging, and bottling. Next to the cellar is then the sales room (63 m² – 678 ft²). The cellar, perfectly equipped, includes 17 stainless steel tins (with capacity from 20 to 50 hectolitres) with remote temperature control for a total of 460 hectolitres of wine and 8 stainless steel tins for a total of 200 hectolitres of wine. Finally, we find a guesthouse (84 m² – 904 ft²) that was intended as a dwelling for the farm janitor or employees of the facility.

The property spans in its entirety 56.8 hectares (140.3 acres) and includes 12.0 hectares of specialized vineyard (6,250 plants per hectare) with selected IGT vines (with the possibility of registering them as Maremma DOC). EXTERIOR

The farm stretches for about 179.9 hectares (444.5 acres), covered for the most part by woods (140.8 ha) that surround the cultivated fields and guarantee the absence of contamination from nearby properties, ensuring full compliance with organic regulations (certification the farm has had since 1994). A small private pond allows irrigating the fields.

The backbone of the farm is the vineyard (about 18.0 ha). The main variety is Sangiovese (almost 70% of the total vines), but over the years the winery has recovered a now forgotten grape that was reinstated in 2017 in the list of native Tuscan grape varieties. Annual production is currently about 50,000 bottles of wine, taking into account, however, that part of the Sangiovese vineyard (about 3.0 ha) will not enter full production until 2025/2026.

The olive grove (1,600 trees of Moraiolo, Leccino and Frantoio varieties) allows the production of about 2,000 kg of excellent extra virgin olive oil per year.

The arable land (about 10.6 ha) is now largely covered by woods with timber plants (alders, hazelnuts and cherries). In any case, an assessment could be made of the material that could be obtained from any cutting, so as to understand whether it might be more profitable to clear the land to plant new vineyards.

The property represents the culmination of a long-held aspiration and the culmination of years of dedicated work and commitment to create an activity that is in complete harmony with nature. This is achieved through the harnessing of geothermalenergy, which minimizes the impact on the environment and results in the creation of what is, in essence, the winery of the future.

The entrance to the property, which is closed by a gate that is easily recognizable, is located right along the road that connects San Gimignano and Volterra. The route to the property winds through the estate's fields and vineyards, passing beneath Mauro Staccioli’s monumental work, symbolically titled First Steps, which is situated at the entrance to the estate. From the gate, it appears as though the farm's internal road passes inside the sculpture's circle.

The estate covers an area of approximately 119.9 hectares (296.3 acres). The estate is primarily dedicated to viticulture, encompassing 23.5 hectares of vineyards and a 3.0-hectare olive grove that is currently not fully productive. Additionally, the estate boasts extensive areas of arable land, which could be utilized for the planting of new vines, amounting to approximately 50 hectares. The remaining area is occupied by woods (25.7 ha) that include a ground for white truffles (Tuber magnatum). It is noteworthy that the estate’s vineyards are entirely fenced and protected from wild animals.

A private lake with a capacity of 27,000 cu.m is situated on the grounds, allowing the gardens and fields to be irrigated without the necessity of relying on private wells or the municipal water supply. This ensures self-sufficiency in this regard.

In front of the winery, just across the road, an ENAC-authorized helipad has also been constructed, allowing guests to reach the property conveniently from the air.

The farm is situated on a hillside at an altitude of approximately 430 m asl, with the coast of Tuscany visible in the distance. The vines are continuously refreshed by the sea breeze, which maintains their strength and vitality, enabling the production of high-quality wines. Moreover, the location of the winery is of interest, situated midway between the Bolgheri and Chianti areas. This ensures an average summer temperature of approximately 5°C lower than that of Chianti. Prior to planting the vines, careful zoning was conducted, including chemical and physical analysis of the soils. This enabled the planting of each variety in the optimal spot, allowing the grapes to express their characteristics to the fullest. The estate's soil is clayish and rich in skeleton and marine fossils, with intrusions of alabaster. This white limestone material is also used by local sculptors to create beautiful sculptures.

The winery is managed by a fully independent team of experts and passionate individuals, led by agronomist Michele Senesi and viticulturist Stefano Dini. These individuals have brought incredible innovations in Monterosola together with their innate passion for winemaking. All wine production methods are also closely followed and supervised by oenologist Giacomo Cesare, a long-time business partner of the world-class oenologist Alberto Antonini (Frescobaldi e Antinori). Sustainable agriculture and organic wine-making are at the core of Monterosola’s philosophy.

The estate in its entirety covers about 48.6 hectares (120.1 acres) of land more than half of which is covered by forest (28.3 ha). Around the castle, the buildings can count on about 4,200 sqm of garden, which houses, on one of the terraces, the 18 x 9 m Infinity pool with panoramic views of the surrounding vineyards.

Agricultural activity focuses on the vineyards (12.1 ha), which are fully registered as Chianti Classico DOCG, and currently produce red wines, vinsanto and two types of grappa. 

The remaining part of the estate includes an olive grove (4.2 ha) and several patches of arable land (roughly 3.5 ha) which could be used to further expand the existing vineyards.

DESCRIPTION OF THE BUILDINGS

Inside the castle (1,420 sqm – 15,279 sqft) are currently 8 bedrooms, 7 bathrooms, kitchen, hall, dining room, multiple reception halls and the historical wine cellar that includes a Roman wall. By converting some of the service rooms one could easily create up to 10 bedrooms and 10 bathrooms to be used for accommodation. The complex also includes a guest wing with separate entrance, featuring a kitchen, living/dining rooms, three bedrooms and two bathrooms.

The oldest written evidence of the castle dates back to the year 912 CE, but in the property some Etruscan finds and a Roman wall were found, proving that there was some sort of settlement in the area long before the Middle Ages. For centuries the castle had been contended by Siena and Florence in their long-lasting war until in the 1450s it ultimately passed into Florentine possession.

With the defeat of the Sienese Republic in 1559 the castle lost its military and strategic function and ended up in the hands of the powerful Florentine family Ricasoli who converted the complex into a private farm. The buildings were then progressively abandoned until in 1994 the new owners undertook a massive renovation of the complex.

The castle, located inside a medieval village, has been carefully restored with nice materials, respecting the traditional Tuscan materials and the original structures, but adding also services and up-to-date systems. Moreover, during the restoration, most of the vineyards were re-planted with new clones of Sangiovese. 

Internally, the property has exposed stone walls, brick arches, terracotta floorings, ceilings with chestnut beams and terracotta tiles, while externally it features stone and brick walls, thermally insulated window frames in chestnut with internal shutters in Tuscan style. It is equipped with the most up-to date electrical, plumbing and heating systems, and it has a security system. The bathrooms are particularly well-finished and well equipped.

The new wine cellar (1,000 sqm – 10,760 sqft) was built in 2001 and is a more modern building better suited to new winemaking techniques and processes. In the same building are the offices and an impressive tasting room. The wine cellar is equipped with modern stainless-steel machineries, barriques, tonneaux. Fermentation takes place in computer-controlled steel vats.

This 11.7-ha wine estate is located within walking distance of Montepulciano. The estate includes 3.5 ha of vineyards, registered as Nobile di Montepulciano (2.2 ha) and Toscana IGT (1.0 ha). The well-exposed vineyards allow the production of about 30,000 bottles of wine each year. The winery has all the facilities for grape processing and transformation, while the house to be renovated is an excellent asset to increase the winery business.

DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES

The farm consists of a rustic farmhouse (440 sqm) and some outbuildings, partially restored.

On the ground floor of the farmhouse are the winery, the winemaking and grape processing rooms and a warehouse where the wines rest before being marketed. The winemaking cellar is equipped with all the necessary tools to optimize production such as steel tanks with controlled temperature and wood for excellent aging of red wines.

On the upper floor of the farmhouse we find other rooms to be renovated. There is already a project for the work to create three independent apartments, all consisting of living room with kitchenette, bedroom and bathroom.

The other outbuildings are currently used as storage but could be useful to complement the farmhouse or as a farm store.

EXTERIOR

The farm covers a total area of 11.7 hectares (28.9 acres) in the hills of Montepulciano.

The backbone of the farm is the vineyard, claimable to Nobile di Montepulciano DOCG (1.9300 ha), Rosso di Montepulciano DOC (0.2480 ha) and Chianti DOCG (0.3870 ha).

The winery currently produces the following wines:

• Toscana Rosso IGT (€ 70.00): Sangiovese 55%, Canaiolo 27%, Mammolo 5%, Malvasia Bianca 5%, Merlot 3%
• Nobile di Montepulciano DOCG (€ 35.00): Sangiovese 70%, Canaiolo 20%, Mammolo 5%, Malvasia Bianca 5%
• Rosso di Montepulciano DOC (€ 19.00): Sangiovese 70%, Merlot 30%

In contrast, the rest of the agricultural surface (8.2 ha) is currently registered as simple arable land, but these large plots could be used to plant new vineyards and increase production.

The estate covers, in its entirety, about 5.0 ha (12.5 ac) of land. Almost all of the estate is covered by vineyards (4.0 ha), while the remaining area is divided between the garden (5,700 m²) and small portions of arable land on the edge of the fields. Inside the garden, on the north side of the property, is the panoramic 15 × 8 m Infinity pool overlooking the rolling hills of the Val d'Orcia.

The farmhouse is surrounded by a 5,700 m² garden with an Infinity-edge 15 × 8 m panoramic swimming pool overlooking the rolling hills of Val d’Orcia.

The vineyards, specifically, are registered as Brunello di Montalcino DOCG (2.9500 ha), Rosso di Montalcino DOC (0.9500 ha) and Toscana IGT (0.1163 ha).

The estate currently produces the following wines:

DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES

The wine cellar (560 m² – 6,025 ft²) is organized into two separate areas. The first one is located inside the main farmhouse dating back to the 14th century and includes the winemaking areas and the barrique rooms for ageing. The second section is built underground, with its own access from the lower terrace of the property and includes a storage area for the finished products and the bottling line with bathroom and changing room for the staff.

Leaned against the wine cellar, on the western side of the building, is a convenient shed (78 m² – 839 ft²) that is currently used to shelter vehicles and tools.

The owner’s house (332 m² – 3,572 ft², 5 bedrooms and 4 bathrooms) covers two floors and is located again inside the old farmhouse, right next to the cellar and connected directly to it. On the lower floor are the entrance room (shared with the cellar), a spacious living room with fireplace, the dining area with open-plan kitchen and bedroom with its own bathroom (also accessible independently from outside). The staircase in the entrance leads to the upper floor, where one can find a spacious sitting room, four bedrooms and three bathrooms.

In front of the main building is a guesthouse (146 m² – 1,571 ft², 3 bedrooms and 2 bathrooms) that could be rented out either as a single unit or divided into two smaller apartments:

The hamlet includes a stunning wine cellar (2,077 sqm – 22,348 sqft), an elegant manorial villa (1,228 sqm – 13,213 sqft) for the owners and various other buildings (1,497 sqm – 16,108 sqft) such as offices, wine tasting area, warehouses and a house with two apartments (one inhabited by the keepers, the other rented out to tourists and vacationers). 

The manorial villa could be easily reworked into a boutique tourist accommodation with minimal works.

EXTERIORS

The property spans over 135.6 hectares (335.1 acres) split among gardens (2.0 ha), vineyards  (33.3 ha), olive groves (4.7 ha), arable land (47.4 ha suitable for planting more vineyards and/or crops) and woodland (48.2 ha). All the activities are tended to with organic methods.

The vineyards (33.3192 ha), backbone of the business, is registered as Chianti Classico DOCG (15.3101 ha) and Toscana IGT (18.0091 ha). Wine produced are exported for the most part (75%) while the remaining amount is sold directly at the estate or through restaurants and supermarkets.

The olive grove (4.7185 ha) is registered as Chianti Classico DOP (1,3123 ha) and Chianti Colli Senesi DOP (3.4035 ha) and averages a production of 2,100 kg of olive oil per year (very dependant on seasons).

Organic wine estate with Agriturismo for sale in the Chianti Classico wine region, in Tuscany. The vineyards (7.0 ha) is registered as Chianti Classico DOCG (5.8 ha) and Toscana IGT (1.2 ha) and allows producing approximately 49,000 bottles of wine per year. However, according to the Chianti Classico DOCG regulations, this yield could be increased up to a maximum of 52.5 hl/ha which would in turn lead to a significant increase of production ranging around 49,000 bottles per year.

Wine is fully sold in bottles. The most part of it is exported (77%) thanks to a well-established network of customers and buyers, while the remaining quantity is either sold directly at the property (15%) or sold through hotel, restaurants and cafés (8%), both in the area or around Italy. The foreign markets include Canada, China, France, United Kingdom, Hong Kong, United States and Sweden.

On the hills of Chianti, not far from Castelnuovo Berardenga and Radda, 102.1-ha wine estate with manor villa and hamlet to be restored for sale. The property, which boasts an incredible history ranging from the Middle Ages to the present day, offers great potential for receptive tourist development to go hand in hand with wine production: in fact, the farm exploits 28.5 ha of vineyards to produce about 130,000 bottles of wine per year.

EXTERIOR

The winery spans approximately 102.1 hectares (252.3 acres) in total, lying on the rolling hills of Chianti. Pillars of the estate are undoubtedly the vineyard (28.5 ha divided into sixteen plots) and the olive grove (6.2 ha with plants of the Frantoio, Leccino and Moraiolo varieties). The company plans to plant an additional 3.8 ha of vineyards (with varieties to be defined) in addition to permits already obtained (expiring in 2025) for the planting of another 7.0 ha.

The remainder of the farm is then devoted to arable land (15.3 ha), woods (5.0 ha) and land pertaining to the buildings (1.6 ha) with gardens and maneuvering yards. A large private lake (about 10,000 sqm in surface) also insists on the arable land, which can be used to irrigate the fields and vineyards when needed.

The farm has been in organic conversion since 2021, with final certification scheduled for 2024.

The winery produces numerous DOCG (4 labels) and IGT (6 labels) wines, all of excellent quality as evidenced by the excellent ratings received from James Suckling (94/100), Falstaff (92/100), Wine Critic (93/100) and Wine Align (91/100) and awards at events such as Concours Mondial de Bruxelles, Wine Hunter and Decanter. The wines are also featured in the most renowned wine guides such as Slow Wine, Veronelli, Weinwisser and Bibenda.

The farm spreads over 36.8 hectares (90.0 acres) in total, lying in the hills of Bucine halfway between Arezzo and Florence. Agriculturally, the farm features a Chianti DOCG vineyard (4.7 ha) and a small olive grove (0.7 ha). Wine production (currently 30,000 bottles) can theoretically reach 80,000 bottles per year, while the estate produces approximately 100 kg of olive oil per year.

The rest of the estate is then covered to varying degrees by arable land (8.5 ha) and woodland (22.3 ha). The fields are very suitable both for planting new vineyards and for horse breeding (there is already a stable in the farm).

DESCRIPTION OF BUILDINGS, STATE AND FINISHES

Villa Aurelio (453 m² – 4,875 ft², 7 bedrooms and 5 bathrooms) is a three-story historic building, fully renovated, housing the wine cellar on the ground floor and three independent apartments on the upper floors. The winemaking area, five rooms in total, include the processing room for the grapes, vats and barrique cellar for aging the wines.

The three apartments, on the other hand, are located on the upper two floors of the structure:

• Apt. A (87 m²): living room with kitchenette, three bedrooms and bathroom;
• Apt. B (93 m²): living room with loggia, kitchen, two bedrooms and two bathrooms;
• Apt. C (93 m²): living room with loggia, kitchen, two bedrooms and two bathrooms.

Casa Lisa (102 m² – 1,098 ft², 2 bedrooms and 1 bathroom) is a small rural building on two floors: on the ground level is a nice apartment with two rooms, while in the basement there are some storage rooms.

Casa Idilia (74 m² – 796 ft², 1 bedroom and 1 bathroom) is a small rural building on two floors: on the ground floor there is a nice apartment with one bedroom, while in the basement are some storage rooms.

Casa Luisa (286 m² – 3,077 ft², 3 rooms and 1 bathroom) is an old two-story farmhouse that still maintains the old division between cellars/stalls on the ground floor and living quarters on the second floor. The farmer’s house consists of living room with kitchen, three bedrooms with terrace and bathroom.

In front of the villa stretches a large garden (5,600 m²), dotted with flowers and tall trees that frame the 10 × 5.5 m swimming pool with terracotta sunbathing area. The paved portion is perfect for installing a gazebo for poolside dinners, breakfasts and aperitifs.

The backbone of the estate is undoubtedly the vineyard (25.1 ha), which is exploited on the farm to produce numerous Toscana IGT and SuperTuscan wines and an excellent Chianti Superiore DOCG.

The rest of the farm is mostly covered by mixed woodland (110.6 ha), followed by arable land (8.8 ha) and a small olive grove (1.0 ha). For the arable land, it is important to point out that a large part of it (about 5.5 ha) is very suitable for planting new vines if one wants to expand the vineyard further.

The winery, currently in organic conversion, covers an area of 28.5 hectares laid out on the rolling hills of Maremma, in an area where the climate is influenced by its proximity to the sea.

The vineyard (9.6 ha) is the heart of the estate, which produces mainly Maremma DOC as well as generic Toscana IGT. The presence of red and white varieties ensures flexibility for the estate and allows it to adapt very well to a market with a rather heterogeneous demand.

The olive grove (2.8 ha) consists of about 1,000 trees ranging in age from 50/60 years (300 trees) to 20 years (700 trees). Annual production is around 600/700 kg of extra virgin olive oil.

On the other hand, the rest of the farm is devoted to a garden (5,500 sqm arranged all around the house and accompanied by a large gravel parking area), arable land (6.7 ha), very suitable for planting new vines if one wished to expand production, and mixed woodland (6.0 ha). A large private lake on the property ensures water supply for irrigation of the fields and vines in case of emergency.

DESCRIPTION OF THE BUILDINGS

The wine cellar (281 m² – 3,023 ft², 1 bathroom) is a newly constructed concrete building that houses the grape processing, fermentation and aging rooms. Completing the building is a warehouse for the finished product, the bottling line, and an administrative office with a small service bathroom. In terms of equipment, the winery is equipped with steel vats for winemaking, all with temperature control system.

The estate couples the production of organic wine and oil with an excellent accommodation business in finely restored villas capable of merging the relax offered by the quiet and retired location with the opportunity of taking part in wine tasting with following explaining of the process for producing wine and oil.

Guests of the structure can rely on ample outdoor spaces ideal for hiking and trekking in the estate, but also on the comfort of being not too far from attractions and cultural/artistic landmarks which are plentiful in Arezzo and other cities and towns of Tuscany.

Not far from Montepulciano at the borders of Val d'Orcia, in a beautiful panoramic position, manorialvilla with annexes and swimming pool. THE MANORIAL VILLA

Immersed in a wonderful Italian garden, which has been perfectly maintained by the current owners and where anyone can enjoy peace and relaxation by reading a book or simply admiring the wonderful panorama, the villa (9 bedrooms and 10 bathrooms) is a rare beauty jewel which during the Renaissance has made rivals some of the most important families. This is confirmed by the frescoes and armorial bearings depicted in the façade of the building. 

The house is set on four levels.

• Lower ground floor: cellar, tasting room, rustic restaurant with kitchen and independent apartment (living room, kitchen, bedroom and bathroom);

On the Chianti hills, a short distance from San Casciano in Val di Pesa and Florence, 31.2-hectare estate with Chianti Classico DOCG vineyards (24.8 ha) and rural buildings. The property focuses on the production of grapes (up to 200 tons / year) which are then processed by a third party. By restoring the buildings (400 sqm) one could create private wine cellar to process grapes autonomously and produce up to 170,000 bottles of wine / year (1,275 hl).

DESCRIPTION OF THE ESTATE

The estate, in its entirety, covers an area of approximately 31.2 hectares (77.1 acres) in the rolling Chianti hills. The estate has been undergoing an organic conversion since August 2021 and the transition should conclude in August 2024.

The backbone of the estate is the Chianti Classico DOCG vineyard (24.8 ha) made up of Sangiovese, Merlot and Cabernet Sauvignon vines planted between 1965 and 2007. The property does not have a wine cellar and therefore only harvests the grapes (up to 200 tons/year for Toscana IGT, up to 180 tons/year for Chianti Classico DOCG), which are then sold to an external company that takes care of the entire production process. By converting the agricultural buildings into a wine cellar, however, a production volume of around 170,000 bottles/year could be achieved.

The remaining area of the farm (approximately 6.4 ha) is made up of unused plots of land, roads and strips of woodland separating the various vineyard plots.

On the ChiantiClassico hills, a short distance from San Casciano in Val di Pesa and Florence, an 41.9-hectare estate with vineyards (24.8 ha), olive grove (6.1 ha) and manorialvilla. The property focuses on the production of grapes (with the possibility of creating a wine cellar in the buildings to be restored) and olive oil, but one could also focus on developing the estate for tourism and accommodation purposes by restoring the manorial villa and its annexes.

DESCRIPTION OF THE BUILDINGS

The manorial villa (1,033 m² – 11,115 ft², 7 bedrooms and 7 bathrooms) is located on the edge of a small village and is a typical Tuscan stately building characterized by two towers and a beautiful park at the back. The upper floors are connected by a convenient lift.

• Basement: historical cellars of the villa, oil storage and direct sale, garage with direct access from the town square;
• Ground floor: company offices with two bathrooms and archive, main entrance from the private courtyard, kitchen, dining room, reading room and guest bathroom;
• First floor: seven bedrooms, four bathrooms and large living room.
• Second floor: two rooms obtained in the two turrets of the villa, both with a beautiful panoramic view of the surrounding hills.

Next to the villa there are also two guest accommodations, located on the first floor of two buildings with access from the villa’s private car park:

• Guesthouse N°1 (75 m² – 807 ft², 2 bedrooms and 2 bathrooms): entrance to kitchen, living room, dining room, two bedrooms and two bathrooms;
• Guesthouse N°2 (110 m² – 1,184 ft², 3 bedrooms and 2 bathrooms): entrance, kitchen, living room with dining area, three bedrooms and two bathrooms.

The former lemonhouse (88 m² – 947 ft²), on the other hand, is an independent building, on one floor, consisting of two large rooms that are currently used as storage space but could potentially be converted into living rooms and/or games rooms for guests.

The farming center is located a few hundred meters from the manor villa and consists of three buildings to be restored that include a farmhouse (300 m² – 3,228 ft², 4 bedrooms and 3 bathrooms), a workshop for vehicles (50 m² – 538 ft²) and a shed to shelter equipment (50 m² – 538 ft²). The renovation of the buildings would make it possible to create a winery to process the grapes in-house.

Roughly 5 km from Bolgheri, in the heart of the renowned wine production area, winery with 30.0 ha of vineyards (15.0 ha Bolgheri Rosso DOC + 5.0 ha Bolgheri DOC Vermentino + 10.0 ha Toscana IGT), modern wine cellar and ample house to be completed, ideal both as a private residence and as a starting point for an Agriturismo.

The estate owns directly 15.0 hectares of vineyards, while the remaining 16.0 hectares are rented from a third party with a contract until 2043. Automatic renewal of the contract has been agreed since costs for rights and planting operations have been paid by those who manage and use the land (when originally rented the plot of land was not covered in vineyards).

VINEYARDS OF THE ESTATE

The whole owned vineyard (15.0 ha) is registered as Bolgheri Rosso (Superiore) DOC, while the rented vineyards includes 5.0 ha of Bolgheri DOC Vermentino. The remaining surface (10.0 ha) is registered as Toscana IGT. The vineyards are enclosed by approximately 8.0 hectares of secular olive trees dividing the plot of land from each other.

The peculiarity of the vineyards in the area of Bolgheri and Castagneto Carducci is the fact that the hills to the east shelters the vines from the wines, while the summer climate is always mitigated by the presence of the sea. The sunny weather of the cast allows grapes to ripen in a regular manner, so that the fruits have always very precise characteristics.

Currently, taking into account the available surface and the maximum potential production for each wine, one can consider a maximum yearly production of approximately 360,000 bottles between Bolgheri Rosso DOC and Bolgheri Rosso Superiore DOC (113,000 bottles), Bolgheri Vermentino DOC (52,000 bottles) and Toscana IGT (195,000 bottles).

On the hills of Chianti Classico, not far from Greve, 45.3-ha wine estate for sale. The property consists of a rustic farmhouse and a pleasant wine cellar with potential for approx. 180,000 bottles of wine per year. The vineyard (25.8 ha) is fully registered as Chianti Classico DOCG and could be further expanded by converting the arable land on the estate (over 15 ha).

The property also has considerable potential for tourist development, thanks to the presence of two flats and a very quiet location. In addition, the free land of the farm could be very suitable for horses with the possibility of setting up a small riding school.

DESCRIPTION OF THE BUILDINGS

The farmhouse (350 sqm – 3,766 sqft, 6 bedrooms and 4 bathrooms) is located at the top of the hill, reached by a driveway through the property's vineyards. Structured on two floors, the building is divided into two living units plus two convenient storerooms on the ground floor with independent access.

• Master apartment (200 sqm – 2,152 sqft, ground and first floor): entrance, living room with service bathroom, large dining room with fireplace and kitchen on the lower floor; four bedrooms and two bathrooms on the upper floor;
• Guest apartment (75 sqm – 807 sqft, first floor): entrance hall, dining room with open kitchen, utility room, two bedrooms and bathroom.

Next to the farmhouse is the old barn (65 sqm – 699 sqft), a stone building comprising two large storage rooms and two side storerooms.

DESCRIPTION OF THE BUILDINGS

The property is made up of the 18th century villa with wellness center and meeting room, Agriturismo, restaurant, barn with three apartments, storage rooms and riding stables.

The villa (1,250 sqm – 13,450 sqft), dating back to the 18th century, is currently used as a 4-star hotel and is laid over three levels plus a basement. It has 25 bedrooms with bathroom, for a total of 65 beds. The large and bright bedrooms are furnished in Tuscan style. The meeting room (110 sqm – 1,184 sqft) is very suitable to arrange conferences and meeting and can host up to 50 people seated. This building also include a wellness center (209 sqm – 2,249 sqft) with Turskish bath, whirlwind tubs, sauna, emotional shower and relax room with massage corner.

The Agriturismo (375 sqm – 4,035 sqft) includes four large apartments and 12 bedrooms with bathrooms, for a total of 50 beds. The wine cellar (376 sqm – 4,046 sqft) is located underground, right below the Agriturismo, and includes all the rooms for wine making, ageing, bottling and storages. The agricultural portion of the property is completed by a warehouse (85 sqm – 915 sqft).

EXTERIORS

The private garden of the castle (3,056 m² – 32,882 ft²) features a typically Florentine layout, with cypresses and bay trees, while the perimeter is marked with evergreen hedges disposed in a geometric pattern, following the criteria of Italian gardens. The park can be seen as split into two parts: the eastern portion is the one characterized by hedges and flowers, while the western part is made of terraces granting access to the courtyard of the basement.

The estate covers a total surface of approximately 14.0 hectares (34.6 acres) located on the gentle slopes of the hill below the castle. Excluding the gardens and parks of the castle, the remaining land includes a vineyard (6.3 ha) and a huge olive grove (4.2 ha). The rest is almost entirely covered in woodland and meadows.

The vineyards lie on the northern side of the hill of Vincigliata and is entirely registered as Toscana IGT. Plants of Sangiovese, Canaiolo, Foglia Tonda, Trebbiano and Malvasia varieties were planted between 1975 and 2015. Supposing a yield of 4,000 bottles / hectare to maintain a higher quality of the wines, the property could easily produce between 25,000 and 26,000 bottles of wine per year. Currently one would need to rely on a third party to process the grapes, but the property still has the old cellar that could be restarted.

USE AND POTENTIAL USES

The castle, has been used up until recent years as a background and venue for events, ceremonies and business meeting. By recovering and restoring the buildings around the castle one could also expand the business by including an accommodation business.

The vineyards and olive grove are currently in production but they could be exploited directly by the owners by restoring the old wine cellar in the property to process the grapes without relying on a third party.

This 124.4-hectare winery is nestled in the hills of Volterra, in a location of rare beauty and enjoying unparalleled privacy and tranquility. Built between 2013 and 2019, this cutting-edge, state-of-the-art wine cellar is a true architectural masterpiece, organized according to eco-sustainable principles that are also reflected in the sublime quality of the wines.

With more than 23.5 hectares of vineyards, the winery currently produces about 60,000 bottles of wine (both red and white) with plans to reach 130,000 bottles per years. Right next the business is a beautiful, fully renovated 1490s historical house, located not far from the winery and surrounded by the vineyards that also frame the swimming pool.

The property is the crowning of a dream and the result of years of work and commitment to create an activity in complete harmony with nature, harnessing geothermal and solar energy to minimize the impact on the environment and create what is, to all intents and purposes, the winery of the future.

The estate spreads over an area of about 124.4 hectares (307.4 acres). The estate focuses mainly on vineyards (23.5 ha), an olive grove (6.0 ha) and large portions of arable land that could be for the most part (about 50 ha) used for planting new vines. The remaining area is occupied by woods (28.0 ha) that include a ground for white truffles (Tuber magnatum). A very important detail, the estate's vineyards are entirely fenced and protected from wild animals.

A 27,000 m³ private lake located on the grounds allows the gardens and fields to be irrigated without having to rely on private wells or the municipal water supply, ensuring self-sufficiency in this regard as well.

In front of the winery, just across the road, an ENAC-authorized helipad has also been built, allowing guests to reach the property conveniently from the air.

The farm is located on a hillside, about 430 m a.s.l. and the coast of Tuscany is visible in the distance. The vines are continuously refreshed by the sea breeze, which keeps them strong and lively, allowing the production of superb wines. The location of the winery is, moreover, very interesting being halfway between the Bolgheri and Chianti areas, ensuring an average summer temperature of about 5°C lower than that of Chianti. 

The planting of the vines was preceded by careful zoning, with chemical and physical analysis of the soils, which made it possible to plant each variety in the optimal spot that would allow the grapes to express their characteristics to the fullest. The estate's soil is clayish, very rich in skeleton and marine fossils with intrusions of alabaster, a snow-white limestone material also used by local sculptors to create beautiful sculptures.

The winery is managed by a fully independent team of experts and passionate individuals led by agronomist Michele Senesi and viticulturist Stefano Dini who brought incredible innovations in Monterosola together with their innate passion for winemaking. All the wine production methods are also closely followed and supervised by oenologist Giacomo Cesare, a longtime business partner of the world-class oenologist Alberto Antonini (Frescobaldi e Antinori). Sustainable agriculture and organic wine making are at the core of Monterosola’s philosophy.

In the Chianti hills, not far from Bucine and Ambra, an estate of 81.1 hectares with Chianti DOCG vineyards for sale. The property consists of a vineyard of 18.3 hectares (registered almost entirely as Chianti DOCG) that could produce up to 900 hl of wine per year. The olive grove (3.5 ha) has about 350 trees and in good years can produce up to 1,500 kg of oil. Two lakes (one of which is co-owned) are used for crop irrigation.

EXTERIORS & DETAILS OF PRODUCTION

The estate covers, in its entirety, 81.1336 hectares (200.5 acres). Of these, over half are covered in woodland (44.1668 ha). Arable land (18.3428 ha) could be used to plant new vines and/or other crops if so desired.

Core of the estate are without a doubt the vineyards, registered for the most part as Chianti DOCG (13.0567 ha) and the remaining part as Toscana IGT (2.0643 ha).

Part of the vineyards (roughly 3.5 ha) dates back to the early 1970s and these areas are characterized by missing vines and old plants that need to be totally replaced before being brought back to full production. It is also possible to obtain permits to build a new wine cellar in the property.

Lastly is the olive grove (3.5 hectares totaling over 350 trees) that produces an excellent Tuscan extra-virgin olive oil (Moraiolo and Frantoio varieties). With a good season, the estate can easily produce up to 1,500 kg of oil.

Two artificial lakes, the smaller of which is co-owned with the neighboring property, are regularly used to water the fields and could provide a useful tool to support the vineyards should the weather be too warm and damage the plants.

The property covers a total surface of 45.6 hectares (112.7 acres).

Wine production, backbone of the estate, can rely on approximately 16.0 hectares vineyards registered as Chianti Colli Fiorentini DOCG. Vines have been plated for the most part after 2012, with some older plants bating back as far as 2005. Most of the wooden stakes have been replaced in recent years.

Following up is the olive grove (1.5 ha) with 450 olive trees, with both centuries-old and young plants.

The remaining part of the estate is covered in arable land (23.2 ha) with cereals (wheat, broad bean, barley, oat...). Part of these fields could be easily planted with vines to further increase wine production. Finally, 4.7 hectares are covered in woodland and used to produce high-quality timber with alders, walnuts and cherries.

DESCRIPTION OF THE BUILDINGS

The main building (696 m² – 7,489 ft²) is laid out on two levels. It includes storage rooms, wine cellars, rooms for residential use, company cafeteria and office with half bath. Behind it, there are five silos, each with a capacity of  600 hectoliters, and two large horizontal wine presses.

A secondary structure (170 m² – 1,829 ft²) is attached to the main building and includes a bottling facility and some of the offices of the business. The outside cellar (112 m² – 1,205 ft²) can contain up to 1,000 hl of wine. Then there is a warehouse with a garage (275 m² – 2,959 ft²) to shelter agricultural vehicles.

The small villa (90 m² – 968 ft²) with outbuilding (30 m² – 323 ft²) is made up of four rooms and is fitted with a garden and a small vegetable garden. It is equipped with independent heating.

The country house (320 m² – 3,443 ft²) is split between two floors, each housing an independent apartment, is made up of a total of 12 rooms and is surrounded by a garden.

On the hills of San Gimignano, this impressive estate with Agriturismo and winery offers a stunning holiday resort deep in the Tuscan countryside. The accommodation business is well established as proven by the high-ratings obtained online. 

The property spand over 240.8 hectares (595.0 acres) of land split between arable land (89.3 ha), woodland (79.2 ha), vineyards (36.3 ha), olive grove (17.8 ha for a total of 2,300 trees) and grazing land (18.0 ha). The property also falls within the boundaries of a wildlife hunting reserve (detention of hunting rifles is limited by law to one gun each 10 ha of land).

The coppice section of the woodland (roughly 12.0 ha) is, as of now, rented out (with a logging right of 2.0 ha per year for 5 years) for a yearly income of € 7,000. The agricultural land (89.3 ha) is rented out as well for yearly income of € 7,000.

For irrigation of garden areas (and, in case of emergency, agricultural land), the property is fitted with rain-water basins.

Talking about agricultural land, it is also possible to convert these areas to vineyard, either in order to introduce a crop rotation with the other existing vineyards or to expand the already existing cultivation.

Not far from the two villas there is a small, and most importantly private, lake which is authorize for fishing (other than being a very important source of water in case of drought).

Backbone of the agricultural production in the estate is the vineyard (36.3788 hectares). Vines are registered as Chianti DOCG (16.3595 ha), Vernaccia di San Gimignano DOCG (3.5599 ha), San Gimignano Rosso DOC (2.1996 ha) and Toscana IGT (14.2598 ha) and would theoretically allow for the production of up to 464,000 bottles of wine per year.

USE AND POTENTIAL USES

The property, other than being easily reached, offers a breathtaking panoramic view over the Tuscan countryside and the medieval town of San Gimignano and it is ideal as an accommodatio business. The apartments (and the two villas in particular) ensure great privacy.

Complex N°6 is nowadays an agricultural farmstead, but its nice conditions would allow an extremely easy conversion into an additional accommodation town with little or none renovations necessary. This could provide an increment in the number of guests the structure could accommodate.

The surrounding land, thanks to great vineyards and olive groves, allows the production of prestigious wines and extra-virgin olive oil and for those who love hunting, the wildlife reserve can be a real heaven.

Just outside Montepulciano, in the valley just below the historic center, 48-hectare wine estate. The property is made up of four buildings (totaling 4,063 m² – 43,717 ft²) including the modern wine cellar, equipped with cutting-edge machinery, a tasting room and seven bedrooms for those guests looking for a stay amidst the vineyards of Montepulciano.

The vineyards (over half of which is registered as Nobile di Montepulciano DOCG) allow producing each year roughly 200,000 bottles of wine.

Buildings have all been restored in the 1990s, preserving the rustic look of the country houses and installing modern systems and comforts typical of the 21st century. 

The estate covers a total surface of 48.4669 hectares. Of these, the majority are covered in vineyards (31.0865 ha), registered as Nobile di Montepulciano DOCG (16.5053 ha), Rosso di Montepulciano DOC (3.2567 ha) and Toscana IGT (11.3245 ha). The remaining surface is made up of arable land (13.2987 ha) and also includes an olive grove (4.0817 ha with 2,172 trees in total) producing excellent extra-virgin Terre di Siena DOP olive oil (up to 16,290 kg per year).

Since 2017, the farm has been working with organic-only methods and sports an official organic certification. The wines currently produced are the following:
