The property covers a total surface of 45.8280 hectares (113.4 acres).

Wine production, backbone of the estate, can rely on approximately 18.1860 hectares vineyards registered as Chianti Colli Fiorentini DOCG. Vines have been plated for the most part after 2012, with some older plants bating back as far as 2005. Most of the wooden stakes have been replaced in recent years.

Following up is the olive grove (2.0 ha) with 450 olive trees, with both centuries-old and young plants.

The remaining part of the estate is covered in arable land (20.9 ha) with cereals (wheat, broad bean, barley, oat...). Part of these fields could be easily planted with vines to further increase wine production. Finally, 4.7 hectares are covered in woodland and used to produce high-quality timber with alders, walnuts and cherries.

The property is made up of various buildings, for a total surface of 2,633 m² (28,330 ft²).

The main building (696 m² – 7,489 ft²) is laid out on two levels. It includes storage rooms, wine cellars, rooms for residential use, company cafeteria and office with half bath. Behind it, there are five silos, each with a capacity of  600 hectoliters, and two large horizontal wine presses.

A secondary structure (170 m² – 1,829 ft²) is attached to the main building and includes a bottling facility and some of the offices of the business. The outside cellar (112 m² – 1,205 ft²) can contain up to 1,000 hl of wine. Then there is a warehouse with a garage (275 m² – 2,959 ft²) to shelter agricultural vehicles.

The small villa (90 m² – 968 ft²) with outbuilding (30 m² – 323 ft²) is made up of four rooms and is fitted with a garden and a small vegetable garden. It is equipped with independent heating.

The country house N°1 (340 m² – 3,658 ft²) needs a thorough renovation and is split between two floors: at ground floor there is a storage room, while on the first floor there is an apartment to be finished with a wonderful view over the towers of San Gimignano.

The country house N°2 (320 m² – 3,443 ft²) is split between two floors, each housing an independent apartment, is made up of a total of 12 rooms and is surrounded by a garden.

Lastly, the property is completed by a building under construction (600 m² – 6,456 ft²) structured partially above ground (400 m² – 4,304 ft²) and partially underground (200 m² – 2,152 ft²). It could potentially offer 5 apartments in the above-ground section (80 m² each) to be used as part of a hosting activity, keeping one of them as a master apartment.

Chianti is a historical region of Tuscany comprising the provinces of Florence, Siena and Arezzo. Characterized by hills covered with vineyards and woods, the area has always been devoted to the production of exceptional wines, known throughout the world and really a symbol of Tuscany abroad.

Originally comprising the territories of only three towns (Gaiole, Radda and Castellina) that made up the so-called Lega del Chianti, the area has expanded over the centuries to include large portions of the territories of Siena, Florence and even Arezzo.

The territory is rather homogeneous in terms of geological characteristics, while in terms of climate, there are significant temperature variations over the course of the year with hot summers and generally harsh winters: while these characteristics are unsuitable for normal crops, vines find in Chianti an ideal environment in which to thrive.

The property is 3 km from a town with services, and approximately 20 minutes’ drive from Poggibonsi and the medieval town of San Gimignano, a UNESCO World Heritage Site. Other beautiful towns in the vicinity are the Etruscan Volterra (40km; 50’), the Renaissance Florence (42km; 1h), the medieval Siena (46km; 45’) and the wine-cradle Montepulciano (106km; 1h 30’).
