Chianti

On the hills of Chianti, not far from Greve, small 4,5-ha estate with Agriturismo and vineyard. Yearly production can reach 10,700 hl of wine.

Next to wine production, the company cultivates an important olive grove (4.0 hectares for a total of about 800 plants) of high-quality varieties (Moraiolo, Leccino, and Frantoio), from which about 5,000 kg of balanced aromatic profile extravirgin olive oil are obtained, produced with cold pressing according to the best tradition.

The rest of the property is variably covered by forests (2.2 ha) and arable land (5.1 ha), suitable for planting typical crops of the area and/or expanding the vineyard.

On the hills of Chianti Classico, not far from the village of Greve in Chianti, wine estate for sale. The property is already established and productive, thus representing an excellent investment.

The farmhouse (458 m² – 4,928 ft², 4 bedrooms and 4 bathrooms), built in stone in typical Tuscan style, is on two levels. On the ground floor is the living area consisting of a large reception room, two kitchens, a sitting area and a service bathroom as well as two cellars, one of which is very charming with a stone vaulted ceiling. EXTERIOR AND WINE PRODUCTION

The property stretches in its entirety for about 18.3 hectares (45.2 acres) in a hilly position with excellent exposure to the sun. The mainstay of the estate is the Chianti Classico DOCG vineyard (9.0 ha) with which about 420 hl of wine (potentially up to 520 hl) are produced annually. Part of the vineyard could be replanted to increase production with younger plants.

The olive grove (5.4 ha) consists of about 1,100 trees that can produce up to 2,000 kg of excellent extra virgin olive oil in the best seasons.

The rest of the estate consists of arable land (3.4 ha) that could accommodate new vines or other olive trees to increase production.

On the hills of Chianti Classico, in the heart of Tuscany and not far from Greve, winery with 14.9 ha of vineyards for sale. The property consists of several buildings located in a small rural hamlet, surrounded by land that is roughly divided into two separate blocks just a few hundred meters apart. Production focuses mainly on Chianti Classico DOCG, and the estate’s wines have received numerous prestigious awards over the years for their high quality.

The farm covers a total area of about 35.4 hectares, all in a hilly and well-exposed position. A metal fence was installed in 2024 to protect the crops (for a total perimeter that exceeds 5 km). Given also the climatic changes of recent years, the company also decided to draw water from an artesian well that provides a volume of water of about 100 liters/minute: this has made it possible to set up a capillary irrigation system for the entire vineyard, which allows it to intervene in case of particularly dry seasons. 

The backbone of the estate is the vineyard (14.9 ha), which also includes vines of the Sangiovese variety dating back to the early post-war period (thus more than 100 years old), when most of the vines destroyed by phylloxera in the late 19th century were replanted. The estate can produce wines of two appellations: Chianti Classico DOCG (660 hl) and Alta Valle della Greve IGT (100 hl).

An olive grove (3.6 ha) of Moraiolo, Leccino, Frantoio, Pendolino, Morcaio and Correggiolo varieties follows, producing between 1,000 and 1,200 kg of excellent extra virgin olive oil each year.

The remaining area is covered by arable land/grazing land (about 9.5 ha) with excellent sun exposure and therefore suitable if new vines were to be planted to expand the vineyard.

DESCRIPTION OF THE BUILDINGS

Building A (543 m² – 5,843 ft², 4 bedrooms and 4 bathrooms) is structured on two levels and houses on the ground floor the wine cellar (with vats and barriques in a thermo-conditioned environment) as well as two apartments on the first floor:

• Apt. N°1: living room, kitchen, two bedrooms and two bathrooms. The unit is in excellent state of maintenance.

At the same time, the estate also has an olive grove (approx. 1.0 ha) and large areas of arable land (39.6 ha) characterized by excellent exposure and very suitable for planting new vines. Small portions of woodland (about 2.1 ha) surround the buildings and ensure privacy and silence.

On the hills of Siena, in a panoramic hillside position, organic 30.8-ha wine estate for sale. The olive groves (8.4 ha) are distributed mainly in specialized plantings and rows along the roads. The trees are all in full production and have recently undergone maintenance and pruning. The olives are processed in external mills and the oil obtained (generally between 1,300 and 1,800 kg per year) marketed in bottles. 

The plantings of timber arboriculture (6.3 ha) date back to the late 1990s following those guidelines of the time that envisioned the establishment of plantings aimed at the production of valuable timber that also allowed the exploitation of those lands not suitable for vineyards and olive trees. As of today, the period of commitment has ended and such forests could be easily cut for biomass production, a much more profitable use.

Much of the farm is then covered by woodland (202.3 ha) that is cut according to a regulated rotation system. Much of this forest is included in a larger hunting reserve.

Just outside the medieval town of Greve in Chianti, in a very convenient location between Florence and Siena, small winery for sale. The heart of the estate is a beautiful stone farmhouse (711 sqm), which has been completely renovated and houses the cellar on the ground floor and a large private residence on the upper floor.

DESCRIPTION OF THE BUILDINGS

The farmhouse (711 m² – 7,650 ft², 3 bedrooms and 2 bathrooms) is a rustic building renovated in classical style and structured on two levels plus a turret. On the ground floor is the wine cellar (335 m²): the two production rooms are located at the right-hand side of the building, together with the labelling room. From the porch one has access to the barrique cellar and storage rooms.

Also from the porch, a short staircase leads to the entrance of the house (376 m²), where a staircase then leads to the upper floor. The central hallway leads to a living room with fireplace and four bedrooms, as well as two bathrooms. From the living room, passing through the laundry, one arrives at a large living room with an open kitchen and from here to the panoramic veranda. Returning to the initial hallway, a wooden staircase leads up to the turret where a small panoramic bedroom has been created.

A small storeroom (46 m² – 495 ft²), located next to the farmhouse, provides shelter for tools and instruments for vineyard maintenance.

On the hills between Chianti and Valdarno, not far from Montevarchi and Florence, 25.5 hectare estate with vineyard and Agritourism. The buildings (840 sqm in total, 6 rooms) include the main farmhouse, an annexe with wine cellar and some farm outbuildings with a project to create a farm centre and two areas for glamping and agricamping. DESCRIPTION OF THE BUILDINGS

The main country house (300 sqm – 3,228 sqft, 4 bedrooms and 3 bathrooms) is laid over four floors in total. In the basement is a convenient garage and the technical room for the building systems. The ground floor opens onto the entrance hall with a fireplace, which is connected to a large living room that in turn leads to the kitchen and dining room. From the entrance hall one then has access to the first bedroom with private bathroom.

The internal staircase then leads up to a mezzanine living room, lit by three large windows. The huge olive grove (7.9 ha) features over 1,000 trees of Frantoio, Leccino, Moraiolo and Pendolino varieties and is located in a spot that would allow obtaining the denomination DOP Colli Fiorentini for the oil. Yearly production, accounting for the high variability due to environmental factors, ranges around 1,500 kg of extra-virgin olive oil.

DESCRIPTION OF THE BUILDING

The business center (928 m² – 9,985 ft²) is laid over two levels. On the lower floor is the wine cellar with a capacity of approximately 2,000 hl (cement and fiberglass vats), while the upper floor houses all the administrative offices, various warehouses and the bottling line. The building also includes two rooms to be renovated where the ageing barrels were once located.

An old farmhouse (515 m² – 5,541 ft²) is a rustic multi-floor building that includes several storages and three apartments (totaling 276 m²) to be restored. Two of these units could easily be adjoined to create a much larger dwelling.

The winery covers a total area of 13.5 hectares (33.3 acres), set north of Florence.

The vineyard (3.6 ha) consists almost entirely of Sangiovese vines and stretches along the ridge overlooking the valley at an altitude ranging from 250 to 350 m. The oldest vines date back to 2000 and are composed almost exclusively of Sangiovese, while the 2017 extension is composed of Sangiovese, Canaiolo and Colorino. There are plans to plant another vineyard (about 1.3 ha) that would replace part of the estate’s olive grove.

The rest of the farm includes an olive grove (2.2 ha half of which is to be explanted for planting new vines), small portions of arable land (0.1 ha) and woods (6.8 ha).

In a panoramic position in the hills of Chianti Classico, not far from Greve in Chianti and Florence, 136.6 ha wine estate with Agriturismo for sale. The property (more than 2,300 sqm) consists of several buildings that include the wine cellar, six apartments and warehouses. 

Much of the estate is covered by woods (78.6 ha) and chestnut groves (7.2 ha). The currently unexploited portions (about 10.7 ha) could be used to increase wine and oil production.

The vineyard (19.7 ha) is mostly registered in Chianti Classico DOCG (16.7 ha) with a small portion in Toscana IGT (3.0 ha). About half of the production is bottled (approximately 20,000 bottles), while the rest of the product (187 hl) is sold in bulk. Yearly production could easily increase up to 1,000 hl (equivalent to 130,000 bottles). 

The olive grove (20.2 ha) also plays an important role on the farm: with its 4,000 trees of Frantoio, Leccino and Moraiolo varieties, it allows the production of about 5,000 kg of excellent Tuscan extravergint oil each year.

DESCRIPTION OF THE BUILDINGS

The hamlet consists of several buildings, all close together and with easy access, divided into various areas used for living quarters, warehouses and wine production rooms. The small hamlet dates back to the 18th century, the manor house was built in the early 20th century. The buildings used for agritourism have been renovated in recent times and are in good condition, while the sheds and agricultural stores are in need of renovation.

The old manor house (572 m² – 6,155 ft², 4 bedrooms and 3 bathrooms) houses the old cellars on the ground floor, including the business offices, the deconsecrated chapel and two apartments on the first floor:

• Apt. A (158 m² – 1,700 ft²): dining room with kitchen, living room, two bedrooms and two bathrooms;
• Apt. B (52 m² – 559 ft²): living room, kitchen, two bedrooms and bathroom.

The Agriturismo (1,030 m² – 11,083 ft², 13 bedrooms and 11 bathrooms) is a large building, arranged mostly lengthwise, divided into five apartments (one of which, the largest, is inhabited by the owners) and various storage rooms on the ground floor.

Accompanying the accommodation business, the property has two beautiful swimming pools (12 × 6 m and 8 × 6 m) for guests' use.

The wine cellar (363 m² – 3,906 ft²) is a newly constructed building consisting of two large rooms that are used for the processing and transformation of grapes and storage of the finished product.

A storage room (100 m² – 1,076 ft²), a convenient vehicle shed (71 m² – 764 ft²) and a large warehouse (177 m² – 1,904 ft²) to be renovated complete the property.

DESCRIPTION OF THE BUILDING

The manorial villa (961 m² – 10,340 ft², 10 bedrooms and 8 bathrooms) is a large building divided into two sections, a more recent stately one and an older stone one. The building houses the basement barrique cellar, a restaurant with a professional kitchen, and five apartments (one of which is currently inhabited by the owner):

• Apt. N°1: entry, living room, kitchen, dining room, two bedrooms and two bathrooms;
• Apt. N°2: entry, living room, kitchen, dining room, three bedrooms and two bathrooms;
• Apt. N°3: kitchen with terrace, bedroom and bathroom;
• Apt. N°4: living room with kitchenette, two bedrooms and bathroom;
• Apt. N°5: living room, kitchen, two bedrooms and bathroom.

The barn (200 m² – 2,152 ft², 4 bedrooms and 2 bathrooms), located next to the villa, is divided into two apartments, one on each floor:

On the hills of Chianti Classico, not far from the medieval village of Greve, 6.2-ha wine estate for sale. The building houses the winery and an apartment for the owners. Annual production is around 10,000 bottles of wine a year (up to 15,000 with the new vineyard), while the olive grove (970 trees) can produce up to 10 tons of olives.

DESCRIPTION OF THE BUILDINGS, CONDITION AND FINISHES

The main building (276 m²) is on two staggered levels. On the ground floor we find the winecellar (146 m² – 1,570 ft²) with a spacious tasting room with kitchen and service bathroom attached, as well as the technical room. On the upper floor, on the other hand, there is a comfortable apartment (130 sqm – 1,399 sqft) consisting of a large living room, kitchen, three bedrooms and two bathrooms. The photovoltaic systems and generators are installed on the gutter that runs all around the building.

Outside the building, a large yard with a tensile structure is used as an outdoor tasting area for the summer, while the garden surrounding the structure (about 2,000 m²) has already received permission for the construction of a swimming pool.

The garage (45 m² – 484 ft²) is currently used as a storage/storage area but all connections are in place for the construction of a small guest apartment.

EXTERIOR AND WINE PRODUCTION

The backbone of the estate is the Chianti Classico DOCG vineyard, which allows a production of about 10,000 bottles of wine per year (increasable to about 15,000 by taking advantage of the newly planted vineyard that is not yet in production).

The winery currently produces two types of wine, which are sold strictly bottled as a testament to the high quality of the product:

• Chianti Classico DOCG: Sangiovese 80%, Merlot 10%, Cabernet Sauvignon 10% (€ 18.00)

Next we find an olive grove (2.44 ha) with 970 trees of Morellino, Maremmano, Correggiolo, Morcaio and Pendolino varieties, all planted in 1978. Yearly production is around 10 tons of olives (equivalent to about 1,500 kg of oil in the best years).

The remaining land is occupied by small portions of arable land (1.4 ha) and forest (0.3 ha).

DESCRIPTION OF THE BUILDING

The wine cellar (360 m² – 3,874 ft²) is carved out of a mid-19th-century building, made of stone and brick as per tradition but entirely renovated in 2000. On the ground floor are the grape processing room, a warehouse for storage and a bathroom for employees. On the upper floor, on the other hand, there is a tasting room for guests and administrative offices.

The cellar, in its current configuration, allows to produce about 65,000 bottles of wine per year (with the possibility of increasing to about 90,000).

On the hills of Florence, in the Chianti, 3,071-m² hamlet surrounded by 117.1 hectares of land. With 11.5 hectares of vineyard, the property is specialized in the production of the renowned Chianti Rufina DOCG (with a potential for up to 65,000 bottles of wine per year). Currently, the numerous buildings in the property are earmarked as residences for guest, who can take part in innumerous activities in the piece of land around.

EXTERIORS AND PRODUCTION DETAILS

The property is surrounded by 117.1 hectares (289.4 acres) of land, mainly covered in woodlands (84.6 ha). The remaining hectares are split among chestnut grove (2.0 ha), arable and grazing land (14.1 ha), a nice 1,000-tree olive grove (4.9 ha) and a nice vineyard (11.5 ha).

The land also includes a small lake, perfect for fishing. Several paths crisscross the property and are ideal for trekking and hitch-hiking lovers.

What’s more, the area is classified as a hunting reserve, usable all year long and with the possibility of hunting in the neighboring properties.

The vineyard, in particular, is the heart of the property given the production of the prestigious Chianti DOCG. First implants date back to the biennium 1972-1973 with Sangiovese and Malvasia (6.3 ha). In 1994 Sangiovese got an expansion, together with new Trebbiano and Canaiolo implants (6.2 ha). In 1997 more Sangiovese is added to the property (0.8 ha). In 2003 it’s time for Merlot, Syrah and Pinot Noir (2.4 ha). Ultimately, in 2016, more Sangiovese is planted together with Ciliegiolo and Pinot Blanc (2.1 ha). A last part of the vineyards was planted in 2020 (roughly 1.0 ha).

USE AND POTENTIAL USES

The property, thanks to its ample size, is already being used as an accommodation business, with numerous beds available for the clients. The other backbones of the property are the winery with its 16.5 hectares of vineyard granting a high-quality production, among which we find IGT and DOCG wines (Chianti). Processed wine (ca. 500 hl a year) gets partially bottles (ca. 15,000 bottles) while the remaining quantity (ca. 390 hl) is sold as cask wine to other bottlers in the area. Right behind we must cite the production of nice Tuscan extra-virgin oil obtained thanks to the olive grove in the property (4 ha).

On the hills of Arezzo, in a private and panoramic position, wine estate for sale. The property includes several buildings (over 1,000 sqm) that include several guest apartments and the wine cellar, as well as warehouses, a farmhouse to be renovated and a small ruin.

EXTERIOR

The farm stretches for about 170.7 hectares (421.8 acres), covered for the most part by woods (133.4 ha) that surround the cultivated fields and guarantee the absence of contamination from nearby properties, ensuring full compliance with organic regulations (certification the farm has had since 1994). A small private pond allows irrigating the fields.

The backbone of the farm is the vineyard (about 16.4 ha). The main variety is Sangiovese (almost 70% of the total vines), but over the years the winery has recovered a now forgotten grape that was reinstated in 2017 in the list of native Tuscan grape varieties. A small Merlot vineyard (about 1.0 ha) is programmed for grafting with Sangiovese vines. Annual production is currently about 50,000 bottles of wine, taking into account, however, that part of the Sangiovese vineyard (about 3.0 ha) will not enter full production until 2025/2026.

The olive grove (1,600 trees of Moraiolo, Leccino and Frantoio varieties) allows the production of about 2,000 kg of excellent extra virgin olive oil per year.

The arable land (about 10.6 ha) is now largely covered by woods with timber plants (alders, hazelnuts and cherries). In any case, an assessment could be made of the material that could be obtained from any cutting, so as to understand whether it might be more profitable to clear the land to plant new vineyards.

The estate in its entirety covers about 48.6 hectares (120.1 acres) of land more than half of which is covered by forest (28.3 ha). Around the castle, the buildings can count on about 4,200 sqm of garden, which houses, on one of the terraces, the 18 x 9 m Infinity pool with panoramic views of the surrounding vineyards.

Agricultural activity focuses on the vineyards (12.1 ha), which are fully registered as Chianti Classico DOCG, and currently produce red wines, vinsanto and two types of grappa. 

The remaining part of the estate includes an olive grove (4.2 ha) and several patches of arable land (roughly 3.5 ha) which could be used to further expand the existing vineyards.

DESCRIPTION OF THE BUILDINGS

Inside the castle (1,420 sqm – 15,279 sqft) are currently 8 bedrooms, 7 bathrooms, kitchen, hall, dining room, multiple reception halls and the historical wine cellar that includes a Roman wall. By converting some of the service rooms one could easily create up to 10 bedrooms and 10 bathrooms to be used for accommodation. The complex also includes a guest wing with separate entrance, featuring a kitchen, living/dining rooms, three bedrooms and two bathrooms.

The oldest written evidence of the castle dates back to the year 912 CE, but in the property some Etruscan finds and a Roman wall were found, proving that there was some sort of settlement in the area long before the Middle Ages. For centuries the castle had been contended by Siena and Florence in their long-lasting war until in the 1450s it ultimately passed into Florentine possession.

With the defeat of the Sienese Republic in 1559 the castle lost its military and strategic function and ended up in the hands of the powerful Florentine family Ricasoli who converted the complex into a private farm. The buildings were then progressively abandoned until in 1994 the new owners undertook a massive renovation of the complex.

The castle, located inside a medieval village, has been carefully restored with nice materials, respecting the traditional Tuscan materials and the original structures, but adding also services and up-to-date systems. Moreover, during the restoration, most of the vineyards were re-planted with new clones of Sangiovese. 

Internally, the property has exposed stone walls, brick arches, terracotta floorings, ceilings with chestnut beams and terracotta tiles, while externally it features stone and brick walls, thermally insulated window frames in chestnut with internal shutters in Tuscan style. It is equipped with the most up-to date electrical, plumbing and heating systems, and it has a security system. The bathrooms are particularly well-finished and well equipped.

The new wine cellar (1,000 sqm – 10,760 sqft) was built in 2001 and is a more modern building better suited to new winemaking techniques and processes. In the same building are the offices and an impressive tasting room. The wine cellar is equipped with modern stainless-steel machineries, barriques, tonneaux. Fermentation takes place in computer-controlled steel vats.

In Tuscany, on the hills of Chianti Classico, 135.6-hectare organic winery with hamlet, small Agriturismo, manorial villa, vineyards (33.3 ha) and olive grove (4.7 ha). Yearly production currently ranges around 75,000 bottles of wine (with a potential of up to 250,000).

DESCRIPTION OF THE BUILDINGS

The property is made up of several buildings connected into a characteristic hamlet dating back to the Middle Ages (around the 11th century) and recently restored by the owners who masterfully preserved the original look of the estate.

The hamlet includes a stunning wine cellar (2,077 sqm – 22,348 sqft), an elegant manorial villa (1,228 sqm – 13,213 sqft) for the owners and various other buildings (1,497 sqm – 16,108 sqft) such as offices, wine tasting area, warehouses and a house with two apartments (one inhabited by the keepers, the other rented out to tourists and vacationers). 

The manorial villa could be easily reworked into a boutique tourist accommodation with minimal works.

EXTERIORS

The property spans over 135.6 hectares (335.1 acres) split among gardens (2.0 ha), vineyards  (33.3 ha), olive groves (4.7 ha), arable land (47.4 ha suitable for planting more vineyards and/or crops) and woodland (48.2 ha). All the activities are tended to with organic methods.

The vineyards (33.3192 ha), backbone of the business, is registered as Chianti Classico DOCG (15.3101 ha) and Toscana IGT (18.0091 ha). Wine produced are exported for the most part (75%) while the remaining amount is sold directly at the estate or through restaurants and supermarkets.

The olive grove (4.7185 ha) is registered as Chianti Classico DOP (1,3123 ha) and Chianti Colli Senesi DOP (3.4035 ha) and averages a production of 2,100 kg of olive oil per year (very dependant on seasons).

On the hills of Chianti, not far from Castelnuovo Berardenga and Radda, 102.1-ha wine estate with manor villa and hamlet to be restored for sale. The property, which boasts an incredible history ranging from the Middle Ages to the present day, offers great potential for receptive tourist development to go hand in hand with wine production: in fact, the farm exploits 28.5 ha of vineyards to produce about 130,000 bottles of wine per year.

The renovation of the various buildings (over 4,500 sqm in total) would pave the way for the creation of a luxury boutique hotel in a very renowned area of Tuscany, less than an hour from Florence and Siena: the convenient location and beautiful spaces (both indoor and outdoor) would also allow the property to be exploited not only for seasonal rentals but also as a location for events, ceremonies, conferences and corporate conventions.

EXTERIOR

The winery spans approximately 102.1 hectares (252.3 acres) in total, lying on the rolling hills of Chianti. Pillars of the estate are undoubtedly the vineyard (28.5 ha divided into sixteen plots) and the olive grove (6.2 ha with plants of the Frantoio, Leccino and Moraiolo varieties). The company plans to plant an additional 3.8 ha of vineyards (with varieties to be defined) in addition to permits already obtained (expiring in 2025) for the planting of another 7.0 ha.

The remainder of the farm is then devoted to arable land (15.3 ha), woods (5.0 ha) and land pertaining to the buildings (1.6 ha) with gardens and maneuvering yards. A large private lake (about 10,000 sqm in surface) also insists on the arable land, which can be used to irrigate the fields and vineyards when needed.

The farm has been in organic conversion since 2021, with final certification scheduled for 2024.

WINES PRODUCED

The winery produces numerous DOCG (4 labels) and IGT (6 labels) wines, all of excellent quality as evidenced by the excellent ratings received from James Suckling (94/100), Falstaff (92/100), Wine Critic (93/100) and Wine Align (91/100) and awards at events such as Concours Mondial de Bruxelles, Wine Hunter and Decanter. The wines are also featured in the most renowned wine guides such as Slow Wine, Veronelli, Weinwisser and Bibenda.

On the Chianti hills, a short distance from San Casciano in Val di Pesa and Florence, 31.2-hectare estate with Chianti Classico DOCG vineyards (24.8 ha) and rural buildings. The property focuses on the production of grapes (up to 200 tons / year) which are then processed by a third party. By restoring the buildings (400 sqm) one could create private wine cellar to process grapes autonomously and produce up to 170,000 bottles of wine / year (1,275 hl).

DESCRIPTION OF THE ESTATE

The estate, in its entirety, covers an area of approximately 31.2 hectares (77.1 acres) in the rolling Chianti hills. The estate has been undergoing an organic conversion since August 2021 and the transition should conclude in August 2024.

The backbone of the estate is the Chianti Classico DOCG vineyard (24.8 ha) made up of Sangiovese, Merlot and Cabernet Sauvignon vines planted between 1965 and 2007. The property does not have a wine cellar and therefore only harvests the grapes (up to 200 tons/year for Toscana IGT, up to 180 tons/year for Chianti Classico DOCG), which are then sold to an external company that takes care of the entire production process. By converting the agricultural buildings into a wine cellar, however, a production volume of around 170,000 bottles/year could be achieved.

The remaining area of the farm (approximately 6.4 ha) is made up of unused plots of land, roads and strips of woodland separating the various vineyard plots.

On the ChiantiClassico hills, a short distance from San Casciano in Val di Pesa and Florence, an 41.9-hectare estate with vineyards (24.8 ha), olive grove (6.1 ha) and manorialvilla. The property focuses on the production of grapes (with the possibility of creating a wine cellar in the buildings to be restored) and olive oil, but one could also focus on developing the estate for tourism and accommodation purposes by restoring the manorial villa and its annexes.

DESCRIPTION OF THE BUILDINGS

The manorial villa (1,033 m² – 11,115 ft², 7 bedrooms and 7 bathrooms) is located on the edge of a small village and is a typical Tuscan stately building characterized by two towers and a beautiful park at the back. The upper floors are connected by a convenient lift.

• Basement: historical cellars of the villa, oil storage and direct sale, garage with direct access from the town square;
• Ground floor: company offices with two bathrooms and archive, main entrance from the private courtyard, kitchen, dining room, reading room and guest bathroom;
• First floor: seven bedrooms, four bathrooms and large living room.
• Second floor: two rooms obtained in the two turrets of the villa, both with a beautiful panoramic view of the surrounding hills.

Next to the villa there are also two guest accommodations, located on the first floor of two buildings with access from the villa’s private car park:

• Guesthouse N°1 (75 m² – 807 ft², 2 bedrooms and 2 bathrooms): entrance to kitchen, living room, dining room, two bedrooms and two bathrooms;
• Guesthouse N°2 (110 m² – 1,184 ft², 3 bedrooms and 2 bathrooms): entrance, kitchen, living room with dining area, three bedrooms and two bathrooms.

The former lemonhouse (88 m² – 947 ft²), on the other hand, is an independent building, on one floor, consisting of two large rooms that are currently used as storage space but could potentially be converted into living rooms and/or games rooms for guests.

The farming center is located a few hundred meters from the manor villa and consists of three buildings to be restored that include a farmhouse (300 m² – 3,228 ft², 4 bedrooms and 3 bathrooms), a workshop for vehicles (50 m² – 538 ft²) and a shed to shelter equipment (50 m² – 538 ft²). The renovation of the buildings would make it possible to create a winery to process the grapes in-house.

On the hills of Chianti Classico, not far from Greve, 45.3-ha wine estate for sale. The property consists of a rustic farmhouse and a pleasant wine cellar with potential for approx. 180,000 bottles of wine per year. DESCRIPTION OF THE BUILDINGS

The farmhouse (350 sqm – 3,766 sqft, 6 bedrooms and 4 bathrooms) is located at the top of the hill, reached by a driveway through the property's vineyards. Structured on two floors, the building is divided into two living units plus two convenient storerooms on the ground floor with independent access.

• Master apartment (200 sqm – 2,152 sqft, ground and first floor): entrance, living room with service bathroom, large dining room with fireplace and kitchen on the lower floor; four bedrooms and two bathrooms on the upper floor;

The villa (1,250 sqm – 13,450 sqft), dating back to the 18th century, is currently used as a 4-star hotel and is laid over three levels plus a basement. It has 25 bedrooms with bathroom, for a total of 65 beds. The large and bright bedrooms are furnished in Tuscan style. The meeting room (110 sqm – 1,184 sqft) is very suitable to arrange conferences and meeting and can host up to 50 people seated. This building also include a wellness center (209 sqm – 2,249 sqft) with Turskish bath, whirlwind tubs, sauna, emotional shower and relax room with massage corner.

The Agriturismo (375 sqm – 4,035 sqft) includes four large apartments and 12 bedrooms with bathrooms, for a total of 50 beds. The wine cellar (376 sqm – 4,046 sqft) is located underground, right below the Agriturismo, and includes all the rooms for wine making, ageing, bottling and storages. The agricultural portion of the property is completed by a warehouse (85 sqm – 915 sqft).

EXTERIORS & DETAILS OF PRODUCTION

The estate covers, in its entirety, 81.1336 hectares (200.5 acres). Of these, over half are covered in woodland (44.1668 ha). Arable land (18.3428 ha) could be used to plant new vines and/or other crops if so desired.

Core of the estate are without a doubt the vineyards, registered for the most part as Chianti DOCG (13.0567 ha) and the remaining part as Toscana IGT (2.0643 ha).

Part of the vineyards (roughly 3.5 ha) dates back to the early 1970s and these areas are characterized by missing vines and old plants that need to be totally replaced before being brought back to full production. It is also possible to obtain permits to build a new wine cellar in the property.

Lastly is the olive grove (3.5 hectares totaling over 350 trees) that produces an excellent Tuscan extra-virgin olive oil (Moraiolo and Frantoio varieties). With a good season, the estate can easily produce up to 1,500 kg of oil.

Two artificial lakes, the smaller of which is co-owned with the neighboring property, are regularly used to water the fields and could provide a useful tool to support the vineyards should the weather be too warm and damage the plants.

This organic wine estate is located just a few km from a renowned town of Chianti Classico in the municipality of Greve in Chianti. The various buildings (over 1,100 m²) include the wine cellar, two restored rustic country houses, a tasting room and a small cottage for the guests. The vineyard allows producing roughly 57,000 bottles of wine per year, including an excellent Chianti Classico DOCG.

The estate covers, in its entirety, a total surface of approximately 20.8 hectares (51.4 acres), half of which is covered in vineyards. The remaining portions are registered as arable, grazing land and mixed woodland.

The vineyard (11.4546 ha) is attended with organic methods with a very low environmental impact. The farm only relies on green manure, treatments use only copper and sulfur and unwanted weed is removed by simply working the fields (instead of using glyphosate). Vines are cared by hand, with harvesting taking place between September 20 and October 10.

The wine produced is certified and cleared for bottling by Valoritalia that oversees production and guarantees the quality of the product. Once the authorization is received, the winery is equipped with machinery for bottling, labeling and packaging.

Currently, the winery bottles the following wines:

• Chianti Classico DOCG (42,000 bottles): Sangiovese 90%, Merlot 10%
• Chianti Classico DOCG Riserva (7,000 bottles): Sangiovese 90%, Cabernet Sauvignon 10%

• Toscana Rosso IGT (2,000 bottles): Sangiovese 40%, Cabernet Sauvignon 30%, Merlot 30%

The products are then sold on both the national and international markets, reaching countries such as Australia, Austria, Canada, China, Finland, Germany, Ireland, Poland, Switzerland, United Kingdom and United States.

In the province of Florence, on the Chianti Hills, this 236.2 ha estate includes a beautiful historical manor villa and several farms for a total of 16,279 sqm. Jewel of the property are the wine and oil production, thanks to 14.5 ha of vineyards and 47.7 ha of olive grove. Yearly production ranges around 46,700 bottles of wine (including the famous Chianti Colli Fiorentini DOCG) and 8,200 kg of oil. DESCRIPTION OF THE BUILDINGS

The property is made up of numerous buildings (seventeen for a total surface of 16,279 sqm) split among the various farms. Icing on the cake is the historic manorial villa, constituting the older core of the property dating back to the 11th and 14th century. This hamlet, beyond the villa, includes a late Middle Ages church, an olive mill, several cellar rooms, office for the business, a workshop and one of the farms.

The other five farms include several buildings intended for agricultural and residential use, partially to be restored partially already restored and almost livable.

EXTERIORS

The property covers a total surface of 236.2 hectares (583.6 acres), split among vineyard (14.5580 ha), olive grove (47.7198 ha), arable land (85.7111 ha), grazing land (7.7720 ha), fruit orchard (2.6280 ha) and mixed woodland (77.7715 ha).

The vineyard is potentially expandable for further 25 hectares, taking some land from the arable plots (12 hectares of which had already been used as a vineyard in the past). Same goes for the olive grove, which should be expanded with 8 more hectares thanks to the Rural Development Program which could cover up to 80% of the total cost.

The production of olives is totally organic (with certification), without the use of pesticides and chemical fertilizers, while vineyard hasn’t got the certification yet, even if harvesting is carried out without using chemical substances. Manual harvesting and sorting of grapes contribute to the excellent quality of the wine.

DESCRIPTION OF THE BUILDINGS

The resort (1,124 m² – 12,094 ft²), obtained through the restoration of the old villa, is made up of 8 bedrooms for the guests plus 2 bedrooms for the staff, 13 bathrooms, the reception for the business, kitchen and common living rooms. Underground, there are the Spa, a comfortable meeting room and several technical rooms. All the rooms are extremely functional and fitted with an air conditioning system.

From the room, an elevator makes it extremely easy to access the Spa, which includes a tea room, an indoor swimming pool with whirlpool and a swimming machine, Finnish sauna, fitness tools and a wellness center with Turkish bath and emotional showers.

The main building was once a country house, built in the 19th century, recently restored to obtain a luxurious resort with Spa and pool. The property, in excellent conditions, has terracotta floors, roofs sustained by wooden beams, brick-built arches and stone fireplaces.

The dependance (150 m² – 1,614 ft²) offers 5 bedrooms and 5 bathrooms for guests.

The wine-cellar (1,800 m² – 19,368 ft²) was built in 2007 and is fitted with everything is needed for winemaking, bottling, ageing and preservation of the product. In addition to this, there are also a wine-tasting room (or event room based on personal needs) with outdoor terrace and kitchen. On the roof there is a photovoltaic system producing 20 kW of energy.

In the property it is possible to find two ruined buildings (respectively 550 m² and 450 m² – 5,918 ft² and 4,842 ft²). They are the remains of two old country-houses built on two floors with various annexes, totally restorable and usable as the owner sees fit.

This 5.6-ha wine estate is located less than 3 km from Montepulciano. The estate includes 3.0 ha of vineyards, registered as Nobile di Montepulciano (1.0 ha), Rosso di Montepulciano (0.1 ha) and Chianti Colli Senesi DOCG (1.3 ha), and produces about 20,000 bottles of red wine per year. The modern winery has all the facilities for processing and transforming grapes. A small house (90 m²) is used by the owners. The olive grove has about 1,000 trees.

The farm consists of several buildings (710 m² – 7,640 ft²) used for wine production and product storage.

The winemaking cellar is a modern building (built in the 1970s and fully renovated in 2000), designed specifically to optimize production. For aging, on the other hand, an underground cellar is used, dug into the tuffaceous hillside by an Amiata miner. Near the aging cellar is also the bottling line for the wine. The winemaking cellar has a maximum capacity of about 800 hl (expandable), same for the aging cellar (also 800 hl, expandable for about 300 hl).

The sale of the estate also includes the equipment in the cellar, which is necessary for the proper operation of the winery.

Other buildings include warehouses for storage, storerooms for equipment and treatments, and sheds for tools and vehicles.

Next to the winery is a charming little house (about 90 m² – 968 ft²), inhabited by the owners, that consists of a living room with dining area, kitchen, storage room, two bedrooms and bathroom. The roof of the house was entirely replaced in 1989 and is still in good condition.

The farm covers a total area of 5.6 hectares (13.8 ac), divided into two poderi located a short distance from each other on the hills of Montepulciano. Backbone of the farm is definitely the vineyard (3.0 ha) registered as Nobile di Montepulciano DOCG (1.0 ha), Rosso di Montepulciano DOC (0.1 ha) and Chianti Colli Senesi DOCG (1.3 ha). The vines, all planted between 2004 and 2006, are of Sangiovese, Canaiolo and Cabernet Sauvignon varieties.

Annual wine production is currently around 20,000 bottles of wine, broken down as follows:

• Nobile di Montepulciano DOCG: 8,000 bottles (60 hl)
• Chianti Colli Senesi DOCG: 11,000 bottles (82.5 hl)
• Rosso di Montepulciano DOC: 1,000 bottles (7.5 hl)

Next is the olive grove (1.3 ha), consisting of about 1,000 trees (Leccino, Pendolino, Moraiolo and Frantoio cultivars), between 20 and 50 years old, that produce excellent extra-virgin olive oil.

The remaining part of the estate is covered in arable land and meadows (1.3 ha) and woodland (0.5 ha).

On the Chianti Hills in the province of Siena, 12.7-hectare wine estate with Chianti Classico DOCG and SuperTuscan IGT vineyards.

The cellar (478 m² – 5,143 ft²) is located in the outskirts of a small town, directly above the owned vineyards. On the inside, the building is split into nine rooms on two floors, including the wine-making facilities on the ground floor and the business office on the first floor. On the outside there is also a metal shed (35 m² – 377 ft²). The cellar is currently working and is equipped with cutting-edge machineries. The building is pretty simple, rectangular in shape, and houses the fermentation tanks and the barriques for wine ageing.

Inside the town there is a farmhouse (362 m² – 3,895 ft²) laid out onto three floors. The fbuilding is in builder’s finish and thanks to the excellent temperature of the ground floor and the basement it is currently used as a storage house for wines. The restoration of the building would result in a Tuscan-styled farmhouse with terracotta floors and wooden beams to be used as part of the accommodation business.

• Basement: storage room;
• Ground floor: storage room, a room fitted with wood-burning oven;
• First floor: three bedrooms, bathroom, kitchen and other rooms to be restored;
• Second floor: bedroom.

An ancillary building (130 m² – 1,399 ft²) is located among the vineyards but is in precarious structural conditions and its eventual reconstruction could allow the owners to use it either as a holiday house or warehouse.

This 102.7-hectare estate is located halfway between Florence and Pisa, in the heart of Tuscany. The property consists of a rural hamlet (1,320 m²) that includes ten guest apartments, the owners' house and farm warehouses, and two ruined farms in need of restoration (910 m²). The land accommodates an IGT vineyard (4.5 ha), an olive grove (480 trees) and large woods with truffle ground. The farm falls almost entirely within a wildlife hunting reserve.

DESCRIPTION OF THE BUILDINGS

The central core of the property consists of three buildings, which house mainly ten guest apartments (700 m² – 7,532 ft², 19 bedrooms and 10 bathrooms). Next to the accommodation business is then the owners' home (240 m² – 2,582 ft², 3 bedrooms and 3 bathrooms) consisting of a large living area with open kitchen and dining room on the ground floor, three bedrooms and three bathrooms on the first floor. Completing the property are the various agricultural warehouses and storerooms (380 m² – 4,089 ft²) for use by the agricultural activity.

The buildings on the estate all date back to the period from the second half of the 19th to the early 20th century and have been restored in recent times with the idea of maintaining their original rural appearance wherever possible. The properties are in good condition, with only updates and minor refurbishment necessary. The driveway is adorned with cypress trees in the Tuscan manner.

Not far from the farmhouses, in a slightly elevated position, is the 15 × 7.5 m swimming pool surrounded by a paved sunbathing area and a garden with hedges. Across the road from the pool is then a carport.

Further away from the main hamlet, on the hills of the estate, there are then two poderi to be renovated. Podere A (360 m² – 3,874 ft²), located at the highest part of the estate, is just a ruin and only the foundations of the buildings are visible today. However, there are documents from several years ago that show the approximate appearance of the building, thus allowing for a fairly accurate reconstruction.

On the other hand, Podere B (550 m² – 5,918 ft²) is located in the valley, at the edge of the forest: the perimeter walls and some of the partitions of this building are still standing, which means that it is still possible to reconstruct the building in its original form.

EXTERIORS

The property spreads over a total of 102.7 hectares (253.8 acres), almost entirely inside a wildlife hunting reserve (over 95.0 ha). The woods surrounding the buildings provide great privacy and include a truffle ground where the prized white truffles of San Miniato can be found (the farm is also part of the local Truffle Consortium).

The IGT vineyard (4.5 ha) consists of Trebbiano, Malvasia, Sangiovese, Ancellotta and Ciliegiolo varieties. Grapes are partly converted into wine (8 tons red + 12 tons white, equaling roughly 27,000 bottles per year) and partly sold out to other wineries (12 tons). If all the grapes were processed in-house, the yearly production could be bumped up to 40,000 bottles.

The olive grove (about 480 trees spread over 1.1 ha of land), on the other hand, are exploited directly for the production of excellent extra virgin olive oil (up to 800 kg per year).

This estate with a 17th-century manorial villa is set just a few km from Florence. The estate is made up of many historic buildings (over 7,800 m² in total). As for the farming business, the estate covers a total of 231.5 hectares and include a Chianti Montalbano DOCG vineyard (2.5 ha) and an ample olive grove (7,000 trees) that allow producing up to 11,600 bottles of wine and 2.0 tons of olive oil per year.

The estate currently produces the following wines:

• Chianti Montalbano DOCG Riserva: 80% Sangiovese, 10% Canaiolo, 10% Malvasia Nera
• Chianti Montalbano DOCG: 90% Sangiovese, 10% Colorino
• Rosso Toscano IGT: 45% Merlot, 45% Syrah, 10% Sangiovese

Most of the estate is covered in woodland (179.5 hectares), mainly high trees and conifers. A part of the woods (roughly 1.5 ha) is planted with trees that are then cut and transformed into prime-quality timber (prevalently walnut, wild cherry, Italian Alder and pears).

Arable land (10.5 ha) are very suitable for planting further vines or new types of crops that would help improving the income generated by the estate. The remaining land (approximately 1.0 ha) is covered in gardens, courtyards and streets servicing the buildings.

DESCRIPTION OF THE BUILDINGS

The manorial villa with its annexes (oratory, stable, lemon-house, servants’ quarters, escritoire, billiard room, greenhouse, laundry, ironing room, henhouse, firewood shelter, chapel…), dating back to the beginning of the 17th century for a total of 2,660 m² (28,622 ft²), makes up the heart of the property. Separated by an Italian garden, we find a small park and a fruit orchard.

A short distance from the villa, the hamlet dating back to the 1000 AD includes an old residence (900 m² – 9,684 ft²), already recovered and with ongoing restoration works, where we find the offices of the business, the reception for the Agriturismo, an apartment (or wine-tasting room) and a barriques room in the basement.

Next to this building, on the western side, is a typical medieval building (1,086 m² – 11,685 ft²) recognizable by its crenellation. The building is laid out onto three floors and houses the wine cellar.

On the eastern side is a 20th-century two-story agricultural building (600 m² – 6,456 ft²) that houses the olive mill, a canteen for the staff and a garage/workshop.

Additionally, the property includes six farms, all dating back to the 16th and 19th century:

• Farm N°1 (526 m² – 5,660 ft²) is made up of simple and well-made buildings. These buildings have been partially restore over the last few years.
• Farm N°2 (342 m² – 3,680 ft²) is made up of residential buildings with annexes: half of these buildings have already been restored.
• Farm N°3 (330 m² – 3,551 ft²) is a farmhouse split into three guest apartments with garden and pool.
• Farm N°4 (898 m² – 9,662 ft²) is made up of a few buildings used as shelters for animals and tools.
• Farm N°5 (488 m² – 5,251 ft²), currently unused but in a very panoramic location, was once the rural house for the shephers of the estate.
• Farm N°6 is located a bit father from the property, at the bottom of a valley since it was once a mill, and is currently a ruined building.
