On the hills between Montepulciano and Torrita di Siena, in a very quiet and reserved position, wine estate with Agriturismo and 18.5 ha of DOCG vineyard for sale. The property has been finely restored and the Agriturismo includes a restaurant and 34 guest bedrooms.
The estate covers some 63.0 hectares (155.7 acres) on the hills north of Montepulciano. Excluding the gardens surrounding the farmhouses (1.6 hectares in total), the estate primarily has a large vineyard registered for Nobile di Montepulciano DOCG (9.3 ha) and Chianti DOCG (9.2 ha) for an annual output of approximately 125,000 bottles.
Next to farmhouses Nethuns and Pacha is the wine cellar (702 m² – 7,273 ft²), with a capacity of approximately 2,000 hl. The building is equipped with a thermal conditioning system for the vats that ensures repeatable results and air conditioning and temperature control system for the barrique cellar during ageing.

At the same time, the estate also has an olive grove (approx. 1.0 ha) and large areas of arable land (39.6 ha) characterized by excellent exposure and very suitable for planting new vines. Small portions of woodland (about 2.1 ha) surround the buildings and ensure privacy and silence.
The Montepulciano area has always been suited to wine production. Emanuele Repetti cites two documents as proof of this fact: the first, dated 789, mentions vineyards near the Policiano Castle; the second, dated 1350, establishes rules to be respected for the export of wine produced in Montepulciano.
The tradition is therefore thousands of years old and the wines of the area still enjoy great fame today. Produced from Sangiovese grapes, in full respect of the Tuscan tradition, Nobile and Rosso di Montepulciano are the two unique appellations that the Montepulciano area can offer (the former aged, the latter younger and less complex).
The property is reached via a short stretch of unpaved road (approx. 1 km) in good condition: the medieval village of Torrita di Siena, where all necessary services can be found, is about 5’ drive from the property. A further strong point of the property is its proximity to the junction of the A1 motorway (8 km; 15’), which ensures a quick connection to all of Italy.
