Vernaccia di San Gimignano is a renowned white wine produced in the area surrounding the town of San Gimignano in Tuscany. The production zone is located within the province of Siena and covers approximately 1,200 hectares of vineyards. The vines benefit from a favorable microclimate, with warm summers, mild winters, and cooling breezes from the nearby hills. The unique combination of climate, soil, and traditional viticultural practices contributes to the distinct character of this wine.

The wine itself exhibits a pale straw color and a characteristic floral bouquet, often with hints of white flowers and citrus fruits. Vernaccia di San Gimignano is known for its crisp acidity, refreshing character, and a pleasing balance between fruitiness and minerality. The history of Vernaccia di San Gimignano as an appellation dates back to 1966 when it became the first Italian wine to be granted the Denominazione di Origine Controllata (DOC) status. Since then, the wine has gained international acclaim and reputation. In 1993, Vernaccia di San Gimignano achieved the prestigious Denominazione di Origine Controllata e Garantita (DOCG) status.

On the hills of San Gimignano, this impressive estate with Agriturismo and winery offers a stunning holiday resort deep in the Tuscan countryside. The accommodation business is well established as proven by the high-ratings obtained online. 


The property spand over 240.8 hectares (595.0 acres) of land split between arable land (89.3 ha), woodland (79.2 ha), vineyards (36.3 ha), olive grove (17.8 ha for a total of 2,300 trees) and grazing land (18.0 ha). The property also falls within the boundaries of a wildlife hunting reserve (detention of hunting rifles is limited by law to one gun each 10 ha of land).

The coppice section of the woodland (roughly 12.0 ha) is, as of now, rented out (with a logging right of 2.0 ha per year for 5 years) for a yearly income of € 7,000. The agricultural land (89.3 ha) is rented out as well for yearly income of € 7,000.

For irrigation of garden areas (and, in case of emergency, agricultural land), the property is fitted with rain-water basins.


Talking about agricultural land, it is also possible to convert these areas to vineyard, either in order to introduce a crop rotation with the other existing vineyards or to expand the already existing cultivation.

Not far from the two villas there is a small, and most importantly private, lake which is authorize for fishing (other than being a very important source of water in case of drought).


Backbone of the agricultural production in the estate is the vineyard (36.3788 hectares). Vines are registered as Chianti DOCG (16.3595 ha), Vernaccia di San Gimignano DOCG (3.5599 ha), San Gimignano Rosso DOC (2.1996 ha) and Toscana IGT (14.2598 ha) and would theoretically allow for the production of up to 464,000 bottles of wine per year.




The property, other than being easily reached, offers a breathtaking panoramic view over the Tuscan countryside and the medieval town of San Gimignano and it is ideal as an accommodatio business. The apartments (and the two villas in particular) ensure great privacy.


Complex N°6 is nowadays an agricultural farmstead, but its nice conditions would allow an extremely easy conversion into an additional accommodation town with little or none renovations necessary. This could provide an increment in the number of guests the structure could accommodate.


The surrounding land, thanks to great vineyards and olive groves, allows the production of prestigious wines and extra-virgin olive oil and for those who love hunting, the wildlife reserve can be a real heaven.
