San Gimignano is a picturesque town located in the heart of Tuscany. Nestled on a hilltop, it offers breathtaking views of the surrounding countryside. The history of San Gimignano traces back to the Etruscan era, but it flourished during the Middle Ages as a prosperous trading center along the Via Francigena. At the height of its power, around the 13th and 14th centuries, San Gimignano boasted around 72 towers.

San Gimignano is renowned for its wine production and is part of the Chianti wine region. The most prominent grape variety grown here is Vernaccia, which is used to produce the town’s signature white wine, Vernaccia di San Gimignano. ESTATE WITH VINEYARDS & AGRITURISMO FOR SALE IN SAN GIMIGNANO

On the hills of San Gimignano, this impressive estate with Agriturismo and winery offers a stunning holiday resort deep in the Tuscan countryside. The accommodation business is well established as proven by the high-ratings obtained online. 

 

The property spand over 240.8 hectares (595.0 acres) of land split between arable land (89.3 ha), woodland (79.2 ha), vineyards (36.3 ha), olive grove (17.8 ha for a total of 2,300 trees) and grazing land (18.0 ha). Backbone of the agricultural production in the estate is the vineyard (36.3788 hectares). Vines are registered as Chianti DOCG (16.3595 ha), Vernaccia di San Gimignano DOCG (3.5599 ha), San Gimignano Rosso DOC (2.1996 ha) and Toscana IGT (14.2598 ha) and would theoretically allow for the production of up to 464,000 bottles of wine per year.

 

 

USE AND POTENTIAL USES

The property, other than being easily reached, offers a breathtaking panoramic view over the Tuscan countryside and the medieval town of San Gimignano and it is ideal as an accommodatio business. The apartments (and the two villas in particular) ensure great privacy.

 

Complex N°6 is nowadays an agricultural farmstead, but its nice conditions would allow an extremely easy conversion into an additional accommodation town with little or none renovations necessary. This could provide an increment in the number of guests the structure could accommodate.

 

The surrounding land, thanks to great vineyards and olive groves, allows the production of prestigious wines and extra-virgin olive oil and for those who love hunting, the wildlife reserve can be a real heaven.
