Just outside Siena, in the Tuscan countryside, 42.5-hectare wine estate with historic villa, restaurant, modern cellar and 12 hectares of vineyards. The building, restored in recent times, offer a total of 3,275 sqm with 15 bedrooms and 17 bathrooms. The vineyard (12.3 ha) allows producing, together with the cellar, up to 136,000 bottles of wine per year, while many bedrooms and apartments are rented with good results.
The estate covers a total surface of approximately 42.45 hectares (104.89 acres), split among vineyards (12.35 ha), olive grove (1.50 ha), arable and grazing land (21.43 ha) and mixed woodland (5.70 ha). The remaining surface (roughly 1.47 ha) is made up of roads, courtyards and gardens connected to the buildings. One could also evaluate the conversion of the unused portions of land (up to 2.00 ha) to create a convenient parking lot for the guests and the staff of the property.
The vineyards (12.3564 ha) are made up of vines planted between 2000 and 2020 (the most recent ones are not yet in full production) and includes typically Tuscan varieties. The estate has also been granted the planting rights for another hectare of vineyards that would actually allow to increase the current production (up to 80,000 bottles per year).

Chianti is a historical region of Tuscany comprising the provinces of Florence, Siena and Arezzo. Characterized by hills covered with vineyards and woods, the area has always been devoted to the production of exceptional wines, known throughout the world and really a symbol of Tuscany abroad.
Originally comprising the territories of only three towns (Gaiole, Radda and Castellina) that made up the so-called Lega del Chianti, the area has expanded over the centuries to include large portions of the territories of Siena, Florence and even Arezzo.
The territory is rather homogeneous in terms of geological characteristics, while in terms of climate, there are significant temperature variations over the course of the year with hot summers and generally harsh winters: while these characteristics are unsuitable for normal crops, vines find in Chianti an ideal environment in which to thrive.
The property is located just 1 km from the necessary services and just 4 km from the town of Siena, visible in the distance. Other cities of Tuscany can nonetheless be reached in roughly one hour (Monteriggioni, Montalcino, Volterra, Florence, Cortona…). The airport in Florence is just 86 km away by car.
