On the hills of Emilia-Romagna, just a few kilometers from Cesena, organic wine estate for sale. The property covers a surface of 46.5 hectares which include vineyards (14.8 ha), persimmon trees (1.8 ha) and olive trees (1.1 ha). The buildings include a rustic house, an agricultural warehouse and two ruins to be restored. The estate currently produces roughly 100.0 tons of grapes and doesn’t feature a wine cellar.
The estate includes four buildings, two of which ruined (one of these dated back to the late 19th century).
Building A (180 sqm – 1,937 sqft, 3 bedrooms and 1 bathroom) is a rural house on two floors:
- Ground floor: storage room and cellar;
- First floor: apartment made up of living room, kitchen, bathroom and three bedrooms.
The building was recently restored with a total remake of systems, flooring and finishes (fixtures, painting…). The ground floor has no paving since it is a simple storage room.
Building B (345 sqm – 3,712 sqft) is a spacious agricultural warehouse, used as a depot for tools and vehicles. The building features non systems and the finishes are just the basic ones given the nature and purpose of the building.
The estate lies on a hilly landscape ranging between 200 and 335 m asl. The most interesting portion is without a doubt the vineyard (Sangiovese, Cabernet Sauvignon, Albana, Trebbiano) covering a surface of 14.8 hectares and allowing the production of Albana DOCG and Sangiovese di Romagna DOC. Roughly 100 tons of grapes are harvested each year, but it would be possible to reach 150 tons by pruning the vines and reorganizing the process.
The estate also produces persimmons (1.8 hectares) and olives (1.1 ha). The woodland of the property is made up of a chestnut (4.6 ha) used to produce woods but that could be easily taken back as a fruit-producing grove by cutting down overgrown trees.
The remaining surface is split among mixed woodland (5.3 ha), coppice woodland (5.5 ha) and unused grazing land (13.4 ha of courtyards, unused land, draining channels, lake…).
All the operations are conducted with certified organic methods
Access to the building is granted by a paved road, while the fields are served by several secondary unpaved roads.
Services are all available in the nearby town (4km; 5’) and several centers of Romagna can be reached in less than two hours (Cesena, Forlì, Cervia, Ravenna, Rimini, Bologna…).
