Barolo DOCG

Just outside of the most renowned towns of Langhe, a UNESCO World Heritage Site, wine estate with cellar and 6.7 hectares of vineyards (+ 1.2 ha rented). The property currently produces up to 50,000 bottles of wine per year (including the superb Barolo DOCG) and features two apartments for a total of 5 bedrooms.

The estate is currently working and produces excellent wines, while at the same time offering guided tours and public wine-tasting sessions. The two houses in the property could be easily used to start a small accommodation business, maybe combined with experiences in the vineyards and in the cellar. 

The owned vineyards, as is often the case in Piedmont and particularly in the Barolo area, are split among three different plots of land: the biggest of them (4.0 ha) is planted with Nebbiolo da Barolo vines, together with a small 0.2-ha vineyard right next to the cellar. The other owned vineyard (2.5 ha) is planted with Nebbiolo and Dolcetto instead. A small wooded area next to the cellar could be cleared and used to plant a few more vines.

The business is currently renting further 1.2 hectares of vineyards, planted with Nebbiolo and Barbera, which are used to boost the yearly production.

The winery produces roughly 50,000 bottles of the following wines:

• Barolo DOCG: Nebbiolo 100%
• Langhe Nebbiolo DOC: Nebbiolo 100%
• Barbera d’Alba DOC: Barbera 100%
• Dolcetto d’Alba DOC: Dolcetto 100%

The wine cellar (750 m² – 8,070 ft²) is laid over two floors including the winemaking rooms, the ageing cellar, a bottling and packaging line and a tasting room/wine shop for the guests. Outside the cellar there is also a convenient parking.

Right next to the cellar there is a residential building made up of two units. On the ground floor there is the first house (90 m² – 968 ft²), recently restored, a laundry and a boiler room. On the upper floor there is the second house (90 m² – 968 ft²) made up of kitchen, living room with fireplace, three bedrooms, three bathrooms and a sitting room.

Right next to the cellar there is a small plot of land with permission to build further 180 m² (1,937 ft²) of buildings, which could be used to expand the cellar, create a vehicle shelter or another residential unit.

On the hills of the Langhe, a UNESCO World Heritage Site, renowned winery with small accommodation business (up to 6 bedrooms). Vineyards are registered as Barolo DOCG (6.1613 ha), Barbera DOC (1.7562 ha), Dolcetto DOC (1.0750 ha) and Langhe Nebbiolo DOC (0,2238 ha).

The estate covers a total surface of roughly 11.0 hectares (27.2 acres), all in a single plot. The majority of the land is covered in vineyards (9.2 ha) while the remaining surface features small portions of arable land (0.4 ha), mixed woodland (0.3 ha) and unused land (1.1 ha).

The property features a modern wine cellar capable of producing up to 65,000 bottles of wine per year (all of excellent quality, as testified by the excellent marks they were awarded by the renowned magazine James Suckling), of the following types:

• Barolo DOCG: Nebbiolo 100% (45,000 bottles)
• Barbera d’Alba DOC: Barbera 100% (15,000 bottles)
• Dolcetto d’Alba DOC: Dolcetto 100% (5,000 bottles)
• Grappa di Barolo: Nebbiolo 100%

DESCRIPTION OF THE BUILDINGS

The building (1,245 sqm – 13,396 sqft) is laid over four floors and includes the wine cellar, the agriturismo and an independent apartment for the keepers.

• Wine cellar (850 sqm – 9,146 sqft): winemaking rooms, barrique room, tasting room, offices, bathrooms, storage rooms (wine to be sold, bottles, tools), technical rooms and services for the staff (dressing room, shower, bathroom), storage rooms for agrochemicals and fuels;
• Keepers’ apartment (85 sqm – 915 sqft): living room with kitchen, two bedrooms and bathroom (this unit could easily be used for the guests);
• Agriturismo (310 sqm – 3,335 sqft): reception and four bedrooms with bathroom.

A canopy (180 sqm – 1,937 sqft) completes the property and is currently used to shelter vehicles and tools to work the fields.
